A Home Buyer Survey - What does it cover?

A RICS Home Buyers Survey non-intrusively inspects both the external and internal structure of a property for matters which include these, among others; damp, subsidence, infestations, cracks and damage.

Whichever you opt for out of a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, they are both excellent for peace of mind if you are considering buying a property in Penzance.

Subsidence Inspection

The surveyor will look for signs of subsidence within the property paying special attention to signs of cracking internally and to the external walls. As a rule, if you can fit the width of a 50p into a crack in a wall, it could be a sign of subsidence. Our surveyors will flag in their reports if they feel you need to instruct a structural engineer to review a crack further.

Damp Testing

There are numerous reasons why a property can be affected by damp. The Surveyor will take samples in the property using a damp meter and assess the condition of the property to provide a report on whether they feel the property is affected by damp. Further investigations maybe suggested including getting a damp and timber specialist.

Identify Infestations

Woodworm, mice, rats and ants are infestations that your don't want in your home. Your surveyor will look for visible signs of mouse droppings, damage to floor boards (when visible) and damage to wiring, carpets or skirting boards

Asbestos

Prior to its banned use, asbestos was a commonly used building material, particularly as part of cement products, floor tiles and roofing shingles. Asbestos was used for its durability and resistance to heat and is commonly found in artex ceilings, garage roofing and chimney stacks. Your surveyor will confirm if they suspect any materials in the property have asbestos and if so, suggest getting an asbestos surveyor to intrusively taking samples of the asbestos to confirm the type.

Survey tips for properties in Penzance


Penzance is a town with a variety of different types of properties such as detached, and semi-detached houses built in the Victorian period as well as some properties dating back to the Edwardian period which can be found along Trewithen Road. Within the town there are also a selection of larger and modern dwellings which can be found in Wharf Road.

You can find some Victorian town houses built in the 1830s along Barwis Hill.

New build properties can be found in streets such as Market Jew Street.

Properties in some areas of Penzance may be affected by surface water flooding. Properties within Alexandra Road, Wharf Road are key areas where dwellings can be affected by surface water flooding as a result of heavy rainfall. If you are buying a property with a mortgage, a solicitor may advise that you get an additional Flood Risk Report (click to find out more).

According to the UK Government's Public Health England, all properties within Penzance are in a raised radon area. Properties in close proximity to streets such as Jennings Street, Union Street and St Clare Street have a higher chance than average of being affected by radon emission. The raised Radon area has a maximum radon potential of greater than 30% and at least 10 - 30% (the percentage is the chance of a property being built where Radon emissions might measure above the action level).

Where roof tiles are laid to straight regular courses a Penzance based building surveyor will need to inspect if they appear to be in a poor condition and in need of repair. A closer inspection from a ladder may reveal the presence of cracked tiles.

There is one university, the Falmouth University, as well as sites of the University of Exeter. Cornwall is a place of many festivals - there are frequent festivals at the Lizard for example and Porthcurno is the site of the Minack Theatre, an open-air amphitheatre, constructed above a gully with a rocky granite outcrop jutting into the sea. Surfing is very popular in the county.
