Top tips for a Dagenham Home Buyers Survey

Dagenham is a large suburb in East London which was first extensively developed in 1921 when London's County Council built the gargantuan Becontree estate, which dominates the area. There is some older period housing around the Old Dagenham Village area.

The parish church of St Peter and St Paul, however, was originally built in the 13th century although it was largely rebuilt at the beginning of the 19th century. Valence House in Becontree Avenue3 is the only surviving of five manor houses in the locale and dates back to the 13th century.

The aforementioned estate consists of around 26,000 houses and is where more than 100,000 people live. Since Right to Buy, its uniformity has decreased somewhat in terms of external appearances (although there were actually 91 different styles of house originally). Houses are predominantly 3-bedroom semi-detached and terrace dwellings, even if there are many loft conversions etc. these days.

Dwellings built south of the A1306 in Dagenham and those in close proximity to the Gores and Wantz Stream water courses, such as in Oval Road North and Burdetts Road, are subject to flood warnings and alerts from time to time.

If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details).
According to the UK Government's Public Health England, certain parts of Dagenham, including streets such as Oval Road North and Ron Todd Close, are in a raised radon area, with properties built there having a higher probability than average of experiencing ground Radon emissions.

The raised Radon area has a maximum radon potential of 1 – 3% (the percentage is the chance of a property being built where Radon emissions might measure above the action level).

If you are concerned that a property you are buying is in an area of raised Radon, please click to visit Public Health England's UK Radon Map. Click also to find out more about Radon, Radon property searches and much more.
Raised noise levels from cars in Dagenham are at their most pronounced along the path of the A13/Thames Gateway, affecting nearby streets such as Morrison Road and Shaw Avenue. Raised noise levels from railways in the area are most pronounced along the path of the railway line which passes through Dagenham Dock, affecting nearby streets such as Consul Avenue and Lake Road.

Noise pollution combined from road and rail is likely to be at its highest level around where the A13 crosses the railway close to Dagenham Dock station.

Home Buyers Survey - What does it cover?

A Home Buyers Survey is completed by a qualified RICS surveyor and delivers a visual inspection of the property in Dagenham and the surrounding garden. The aim of the survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, is to identify potential risks or defects that you may not know are there such as cracks or damage to the structure of the property, subsidence, damp and infestations.

Level 2 HomeBuyer Report with a Valuation

A HomeBuyer Report, also known as a Home Buyers Survey, is generally suitable for:

  • Bungalows
  • Flats
  • Standard construction houses

The majority of Dagenham's leasehold flats require only a RICS HomeBuyer Report but for any Victorian conversions, a Building Survey may well be required.
