Top tips for a Grantham Home Buyers Survey

Grantham is a market town in the Kesteven area of Lincolnshire County. It essentially developed when the railway arrived in 1850 and has a number of properties surviving from that era (mid-Victorian), particularly terrace houses.

Development continued into the 20th century, with much housing being built in the interwar period and continuing postwar.

In the 1970s, new housing estates, such as Green Hill, were built to the west of the town centre and the housing estate around Springfield Road was built from 2007. Housing mainly consists of standard construction 3-bedroom semi-detached and terrace properties, with some larger detached houses, the latter in areas like Harrowby Lane, Harlaxton and Waterside Drive.

New build developments include the building of detached houses in Barrowby Road and the semi-detached houses in Cressbrook Road.

Properties in Grantham built close to the River Witham, in streets such Belton Lane and Harrow Street, are in an area where flood warnings and alerts are issued from time to time.

If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details).
According to the UK Government's Public Health England, some parts of Grantham, including streets such as Beacon Lane and Woodlans Drive, are in a raised radon area, with properties built there having a higher probability than average of experiencing ground Radon emissions.

The raised Radon area has a maximum radon potential of 10-30% (the percentage is the chance of a property being built where Radon emissions might measure above the action level).

If you are concerned that a property you are buying is in an area of raised Radon, please click to visit Public Health England's UK Radon Map. Click also to find out more about Radon, Radon property searches and much more.
Overhead lines and phone masts can be contentious and may have a visual impact on the surrounding area.

A recent Environmental Search reported that a property in Gleneagles, Grantham, Lincolnshire NG31 9QJ, has overhead power lines or mobile phone masts within 250m of the property.

Lincolnshire Lincolnshire is a county in the east of England and its county town in Lincoln, which is where the county council is situated. Land use here is predominantly agricultural. It is the second largest of the English ceremonial counties.

It is notable for not having any major urban areas, although the coastal population can rapidly rise seasonally because of the coast’s popularity with tourists visiting places such as Skegness and Mablethorpe. The ambience is predominantly rural, with, for example, shops in most areas remaining closed on Sundays.

The county is particularly popular also with birdwatchers, who flock(!) to the fenland areas in the southeast of the county and the nature reserves at Gibraltar Point, Saltfleetby and Theddlethorpe.

Villages are generally self-contained. The county borders Norfolk, Cambridgeshire, Rutland, Leicestershire, Nottinghamshire, South Yorkshire and the East Riding of Yorkshire. Additionally, it has a border with Northamptonshire in the south: the shortest county boundary at a tiny 20 yards/18 metres.

Lincoln has two universities, the University of Lincoln and Bishop Grosseteste University.

Is a Mortgage valuation a defect survey?

Many people are not entirely sure about the difference between a mortgage valuation and a HomeBuyers Survey.

Your lender conducts its own valuation on the property in Grantham you intend to buy to check that it is lending you the right sum of money in relation to the property's value.

It is not intended to examine any defects which might affect the property.

When you book a HomeBuyers Survey from us, as well as receiving an independent valuation of the property you wish to buy, the primary focus is to establish whether the property has any issues which you should know about, for example rising damp or subsidence, which might, particularly as time passes, end up requiring even tens of thousands of pounds to put right.

This knowledge is naturally of great use to you, given how much you are intending to spend.

You might, on the strength of the information, provided, negotiate with the seller to contribute towards the costs of repairing the defects or even pull out buying the property entirely.

Most importantly, any HomeBuyers Survey is entirely for YOUR benefit and is independent of both your lender - if you are buying with a mortgage - and your vendor. Call 0333 344 3234 to get yours and to help your peace of mind.
