Top tips for a Halifax Home Buyers Survey

Halifax is a minster town in West Yorkshire and was strongly associated with the wool trade from the 15th century onward. Parts of Halifax Minster date from the 12th century.

West Central Halifax has older stone terrace houses while North Halifax has many ex-council houses built in the 50s and 60's of varying standards; in recent years many houses in North Halifax have been redeveloped or demolished as was the case with the Jumples block of flats. Abbey Park, an award winning development in the 1960s was demolished in the late 1990s.

Wheatley, Bradshaw, Holmfield and Illingworth Moor. Savile Park, Skircoat Green have many higher-priced properties, many of which are period detached or modern detached mansions.

There are new build developments in Wakefield Road (detached houses) and Riverwood Close (semi-detached houses) among others.

Properties in Halifax which are built in close proximity to the Hebble Brook, in streets like Dyer Lane and Hill Park Avenue, are subject to flood warnings and alerts from time to time.

If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details).
According to the UK Government's Public Health England, some parts of Halifax, including streets such as Back Clarence Street and Bedford Street North, is in a raised radon area, with properties built there having a higher probability than average of experiencing ground Radon emissions.

The raised Radon area has a maximum radon potential of 3-5% (the percentage is the chance of a property being built where Radon emissions might measure above the action level).

If you are concerned that a property you are buying is in an area of raised Radon, please click to visit Public Health England's UK Radon Map. Click also to find out more about Radon, Radon property searches and much more.
Raised levels of noise pollution from roads in the Halifax area mainly centre around the main road – Cow Green and Barum Top, impacting roads and streets such as Gibbet Street and Trinity Road.

Home Buyers Survey - What does it cover?

A Home Buyers Survey is completed by a qualified RICS surveyor and delivers a visual inspection of the property in Halifax and the surrounding garden. The aim of the survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, is to identify potential risks or defects that you may not know are there such as cracks or damage to the structure of the property, subsidence, damp and infestations.

Level 2 HomeBuyer Report with a Valuation

A HomeBuyer Report, also known as a Home Buyers Survey, is generally suitable for:

  • Bungalows
  • Flats
  • Standard construction houses

The majority of Halifax's leasehold flats require only a RICS HomeBuyer Report but for any Victorian conversions, a Building Survey may well be required.
