Top tips for a Maida Vale Home Buyers Survey

Maida Vale, to the north of Paddington in west London, is an affluent area to the south of Kilburn and touches on the beautiful Little Venice part of the Grand Union Canal.

Its name derives from the Hero of Maida, a pub in Edgware Road, which opened in 1810: its name was a celebration of the battle of Maida in southern Italy, where British military commander John Stuart defeated Napoleon's forces.

You can find many period conversions there as well as large 2 and 3 bedroom mansion flats and large blocks of 1930s flats – there are many of the latter along Maida Vale itself.

There are white stucco houses on Clifton Gardens. Many of the roads around Little Venice, such as Randolph Road, Randolphy Crescent, Warwick Avenue, Maida Avenue and Blomfield Road, have either a canal view or communal gardens or both. There are also a number of sturdy council estates in the area, with large Victorian houses in terraces in between, the latter most often split into flats.

New build developments include Amberley Waterfront on Amberley Road, which offers 47 new flats overlooking the canal.

Raised levels of noise pollution from roads in the Maida Vale area accompany the main Maida Vale road thoroughfare, also affecting streets such as Abercorn Place and Elgin Avenue. Raised levels of noise pollution from railways in the area accompany the Great Western railway, which crosses Maida Vale (road) to the north of the area, where Kilburn High Road station is located, affecting streets such as Belsize Road and Coventry Close.
Properties in various parts of Maida Vale, including streets such as Andover Place and Kilburn Park Road, may well be affected by the Crossrail and HS2 schemes.

If you are buying a property in the area and this is of concern to you, you may well wish to consider purchasing an Energy & Infrastructure Report. or a report specific to either of the two rail schemes mentioned.
For Maida Vale, raised areas of noise pollution mainly affect the main thoroughfare – Maida Vale A5 – and nearby streets, such as Elgin Avenue and Lanark Road.

Home Buyers Survey - What does it cover?

A Home Buyers Survey is completed by a qualified RICS surveyor and delivers a visual inspection of the property in Maida Vale and the surrounding garden. The aim of the survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, is to identify potential risks or defects that you may not know are there such as cracks or damage to the structure of the property, subsidence, damp and infestations.

Level 2 HomeBuyer Report with a Valuation

A HomeBuyer Report, also known as a Home Buyers Survey, is generally suitable for:

  • Bungalows
  • Flats
  • Standard construction houses

The majority of Maida Vale's leasehold flats require only a RICS HomeBuyer Report but for any Victorian conversions, a Building Survey may well be required.
