Top tips for a Ottershaw Home Buyers Survey

Ottershaw is a village in the Runnymede district of Surrey. Christ Church was consecrated in 1864. A boarding school for boys was founded in 1948 in Ottershaw Park but closed in 1980 and its buildings converted to modern flats.

Housing in the area is a great variety of detached, semi-detached and terrace houses and flats. The Mansion in Ottershaw Park was built at the start of the 20th century and now houses 24 families in apartments.

You can find modern terrace houses in Ottershaw Park as well and many detached houses from the Victorian period through the 20th century (particularly from the interwar period) and very modern large detached homes.

Properties to the south of Ottershaw which are located in close proximity to the The Bourne and its tributaries, channels and feeders, particularly where the Chertsey Road/Guildford Road cross the river, are in areas which are subject to flood alerts from time to time.

If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details).
Properties sometimes have issues with ground stability in certain locations in Ottershaw.

In a recent environmental search, taken out for a property in Hazelbank Road, KT16 8BB, the report noted that there was a moderate potential for natural ground instability within 50m of the property.

This should not be taken to mean that the property in question actually suffered/suffers from subsidence however as "active subsidence will be dependent on local conditions, such as the proximity of trees or areas where trees have been removed, which require an inspection of the site to identify the nature of the ground on which the property is built."

Road noise pollution in Ottershaw is highest around the Guildford Road and affects nearby streets such as Coach Road and Chaworth Road.

Home Buyers Survey - What does it cover?

A Home Buyers Survey is completed by a qualified RICS surveyor and delivers a visual inspection of the property in Ottershaw and the surrounding garden. The aim of the survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, is to identify potential risks or defects that you may not know are there such as cracks or damage to the structure of the property, subsidence, damp and infestations.

Level 2 HomeBuyer Report with a Valuation

A HomeBuyer Report, also known as a Home Buyers Survey, is generally suitable for:

  • Bungalows
  • Flats
  • Standard construction houses

The majority of Ottershaw's leasehold flats require only a RICS HomeBuyer Report but for any Victorian conversions, a Building Survey may well be required.
