Thamesmead is an area of southeast London in two boroughs, Greenwich and Bexley and is bordered by the River Thames to the north.
It mainly consists of social housing built from the mid-1960s onwards. The pre-1974 parts of Thamesmead are a mix of modernist town houses, medium-rise and 12-storey blocks system-built in concrete.
It consists of 4 areas. Thamesmead South is in Bexley and housing consists of concreate with many high-rise block built in the late 1960s/early 1970s in the Cubist/Brutalist/Modernist style. Thamesmead North was built from the 1970s onwards and has houses built with grey brick, with more recent houses in red and yellow brick.
Thamesmead Central was developed in the early 1980s and has large, concrete and red brick 8 and 9 storey blocks and 3 storey red brick town houses as well as red and yellow brick homes built from the 1990s onwards. Thamesmead West was built from the 1990s onwards and has medium density housing with yellow brick fascias and towers along the riverside.

Local Tip 1 | Local Tip 2 | Local Tip 3 |
Virtually all of the properties in Thamesmead, in streets such as Woodpecker Road and Goldcrest Close, are in an area where flood warnings and alerts are issued from time to time. If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details). | Wind energy is one of several alternative energy sources; however, location of wind farms or turbines can be contentious due to visual and auditory impact on the surrounding area. A recent Environmental Search reported that a property in Poplar Place, Thamesmead, SE28 8BA, was within 4km of existing or proposed wind farms or wind turbines. | A recent Environmental Search for a property in Poplar Place, Thamesmead, SE28 8BA, stated that the dwelling was within 50m of an area with potential for natural ground instability. The British Geological Survey has assessed the area of search as having moderate potential for natural ground instability. This does not necessarily mean there is cause for concern in terms of the property's stability. Active subsidence will be dependent on local conditions, such as the proximity of trees or areas where trees have been removed, which require an inspection of the site to identify the nature of the ground on which the property is built. A house buyers survey is advised to look for signs of property damage that may indicate poor natural ground conditions. |

Home Buyers Survey - What does it cover?
A Home Buyers Survey is completed by a qualified RICS surveyor and delivers a visual inspection of the property in Thamesmead and the surrounding garden. The aim of the survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, is to identify potential risks or defects that you may not know are there such as cracks or damage to the structure of the property, subsidence, damp and infestations.
