"Competitively priced service, the agent I dealt with was very helpful. On the day of the survey itself I received a call from the surveyor to run through his initial findings. The quality of the report produced was excellent, very detailed and thorough. If needed I will be using SAM Conveyancing's services again in the future for sure."

Defects flagged in a Thamesmead Home Buyers Survey

HomeBuyers Report Thamesmead
Local Tip 1
Virtually all of the properties in Thamesmead, in streets such as Woodpecker Road and Goldcrest Close, are in an area where flood warnings and alerts are issued from time to time.

If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details).

Local Tip 2
Wind energy is one of several alternative energy sources; however, location of wind farms or turbines can be contentious due to visual and auditory impact on the surrounding area.

A recent Environmental Search reported that a property in Poplar Place, Thamesmead, SE28 8BA, was within 4km of existing or proposed wind farms or wind turbines.

Local Tip 3
A recent Environmental Search for a property in Poplar Place, Thamesmead, SE28 8BA, stated that the dwelling was within 50m of an area with potential for natural ground instability.

The British Geological Survey has assessed the area of search as having moderate potential for natural ground instability. This does not necessarily mean there is cause for concern in terms of the property's stability. Active subsidence will be dependent on local conditions, such as the proximity of trees or areas where trees have been removed, which require an inspection of the site to identify the nature of the ground on which the property is built. A house buyers survey is advised to look for signs of property damage that may indicate poor natural ground conditions.

RICS Level 2 Home Survey with a Valuation

A RICS Level 2 Home Survey, which used to be called the HomeBuyer Report or a Home Buyer Survey, is generally suitable for:

  • Bungalows
  • Flats
  • Standard construction houses

The majority of Thamesmead's leasehold flats require only a RICS HomeBuyer Report but for any Victorian conversions, a Building Survey may well be required.
