"Competitively priced service, the agent I dealt with was very helpful. On the day of the survey itself I received a call from the surveyor to run through his initial findings. The quality of the report produced was excellent, very detailed and thorough. If needed I will be using SAM Conveyancing's services again in the future for sure."

Defects flagged in a Upminster Home Buyers Survey

HomeBuyers Report Upminster
Local Tip 1
For Upminster, the Environment Agency issues flood warnings and alerts from time to time for the areas near the Ingrebourne River including Norfolk Road and Hornminster Glen, for example.

If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details).

Local Tip 2
If you install a new boiler into the property, you should always ensure the installation is completed by a competent and qualified person who will register the installation at the local authority and Gas Safety.

Local Tip 3
Removal of a load bearing wall can causes structural problems the a RICS surveyor will advise you to instruct a structural engineer to assess.

In a recent Building Surver in Hall Lane, Upminster, Essex RM14 1AU, we noted Openings have been made through the load bearing walls dividing the reception rooms, anddividing the main building from the extension. It appears from the protrusions below theceilings in these positions that joists have been fitted, in order to provide the requiredsupport for the walls above. There were no signs of structural defect caused by the lack of such joists, although we are unable to confirm the presence of any joists, because of their concealment. We would recommend that confirmation of Building Regulations approval for the construction of theextension and opening up of the reception room, to include a completion certificate, is obtained. If this is not forthcoming, we would advise that recommend that advice is sought from the local authority in respect of retrospective application.

Types of property in Upminster?

Most of Upminster's housing was built around the turn of the 20th century (in the aftermath of the arrival of the railway station) and in the three decades after, although there are a couple of 18th century farmhouses still standing.

The predominant style in the town on the eastern borders of the Greater London Area is the 3-bedroomed semi-detached.

There are a few council estates such as around Salisbury Close and The Clockhouse, St Mary's Lane and a few blocks of flats near the town centre. Constable Mews in St Mary's Lane has offered shared ownership properties for sale.

RICS Level 2 Home Survey with a Valuation

A RICS Level 2 Home Survey, which used to be called the HomeBuyer Report or a Home Buyer Survey, is generally suitable for:

  • Bungalows
  • Flats
  • Standard construction houses

The majority of Upminster's leasehold flats require only a RICS HomeBuyer Report but for any Victorian conversions, a Building Survey may well be required.
