Top tips for a Worcester Park Home Buyers Survey

Worcester Park is a suburban town in West London and was essentially a deer park which became more developed in the late 19th century when the railway arrived.

Although there are a few surviving properties from earlier eras, most homes in the area were built in the 20th and present centuries. Cheam Common Infants and Junior schools are pre –World War II buildings. A large housing estate was built at Parker's Field in the 1970s with predominantly semi-detached and terrace houses of standard construction.

The Hamptons estate was built in the north-east of Worcester Park in the early 21st century and consists of mainly New England (Colonial Revival) style housing. Properties vary from apartments to large detached houses. Dutch style/Dutch Colonial Revival houses were added in the ten years to 2013.

You can find new developments in roads like Cleveland Gardens and some of the properties in Sherbrooke Way, for example Richmond House, have been sold as shared ownership resales.

Properties in Worcester Park built close to the Beverley Brook, such as in Green Lane and Beverley Gardens, are subject to flood warnings and alerts from time to time.

If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details).
A recent Environmental Search for a property in Tudor Avenue, Worcester Park, London, KT4 8TU, stated that the dwelling was within 50m of an area with potential for natural ground instability.

The British Geological Survey has assessed the area of search as having moderate potential for natural ground instability. This does not necessarily mean there is cause for concern in terms of the property's stability. Active subsidence will be dependent on local conditions, such as the proximity of trees or areas where trees have been removed, which require an inspection of the site to identify the nature of the ground on which the property is built. A house buyers survey is advised to look for signs of property damage that may indicate poor natural ground conditions.
According to the UK Government's Public Health England, some parts of Worcester Park including streets such as Glenwood Road and Rutherwyke, is in a raised radon area, with properties built there having a higher probability than average of experiencing ground Radon emissions.

The raised Radon area has a maximum radon potential of 3-5% (the percentage is the chance of a property being built where Radon emissions might measure above the action level).

If you are concerned that a property you are buying is in an area of raised Radon, please click to visit Public Health England's UK Radon Map. Click also to find out more about Radon, Radon property searches and much more.

Home Buyers Survey - What does it cover?

A Home Buyers Survey is completed by a qualified RICS surveyor and delivers a visual inspection of the property in Worcester Park and the surrounding garden. The aim of the survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, is to identify potential risks or defects that you may not know are there such as cracks or damage to the structure of the property, subsidence, damp and infestations.

Level 2 HomeBuyer Report with a Valuation

A HomeBuyer Report, also known as a Home Buyers Survey, is generally suitable for:

  • Bungalows
  • Flats
  • Standard construction houses

The majority of Worcester Park's leasehold flats require only a RICS HomeBuyer Report but for any Victorian conversions, a Building Survey may well be required.
