Top tips for a Camberley Home Buyers Survey


Camberley developed mainly in the 19th century with the building of the Royal Military College in 1812, which an area of housing grew around. The arrival of the railway station in 1878 encouraged more extensive development and many of the older Victorian properties, whether classic terraces, cottages or larger houses, in the area date from just after this time.

The Old Dean housing estate was built in the 1950s as a council estate but many of the properties have been bought under the Right to Buy scheme. Newer developments include The Atrium, west of Park Street, built in 2006. The residential blocks consist of mid-rise apartments split into courtyards in the Barcelona style.

An area to the south west of Camberley on the borders of Blackwater, around the Blackwater River, including York Town, Trafalgar Way and Stanhope Road, is subject to flood warnings.

As general advice, a damp proof course is a membrane of impervious material located in the walls just above ground level to prevent water rising through capillary action commonly known as rising damp. The recommended minimum clear distance between the damp proof course and the ground is 150mm.

In a recent survey on Park Road, Camberley, Surrey, GU15 2SN, the surveyor spotted that the walls have a slate d.p.c. and this is largely obscured by a thickened mortar joint. The patio is only one course below the d.p.c. This could result in splashing of the wall above the d.p.c and it is recommended that a channel is made between the wall and the patio or the patio reduced in level if ever the patio is relaid.
To ventilate the void under the ground floor structure, cast iron or terra cotta airbricks are provided at the base of the external walls.

What’s the difference between the HomeBuyer Report and a Building Survey?

The HomeBuyer Report is a survey carried out on smaller properties of a simpler design such as purpose built flats, bungalows, maisonettes and post-1950s houses of standard construction. The HomeBuyer Report comes in a standard format and can give a great general view regarding a property's construction and condition.

In contrast, Building Surveys are bespoke and better suited to larger and/or older properties where the original construction material may have degraded and requires further commenting on outside of the scope of a HomeBuyer Report.
