A Home Buyer Survey - What does it cover?

A Home Buyers Survey is completed by a qualified RICS surveyor and delivers a visual inspection of the property in Camberley and the surrounding garden. The aim of the survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, is to identify potential risks or defects that you may not know are there such as cracks or damage to the structure of the property, subsidence, damp and infestations.

Subsidence Inspection

The surveyor will look for signs of subsidence during the structural survey within the property paying special attention to signs of cracking internally and to the external walls. As a rule, if you can fit the width of a 50p into a crack in a wall, it could be a sign of subsidence. Our surveyors will flag in their reports if they feel you need to instruct a structural engineer to review a crack further.

Damp Testing

There are numerous reasons why a property can be affected by damp. The Surveyor will take samples in the property using a damp meter and assess the condition of the property to provide a report on whether they feel the property is affected by damp. Further investigations maybe suggested including getting a damp and timber specialist.

Identify Infestations

Woodworm, mice, rats and ants are infestations that your don't want in your home. Your surveyor will look for visible signs of mouse droppings, damage to floor boards (when visible) and damage to wiring, carpets or skirting boards

Asbestos

Prior to its banned use, asbestos was a commonly used building material, particularly as part of cement products, floor tiles and roofing shingles. Asbestos was used for its durability and resistance to heat and is commonly found in artex ceilings, garage roofing and chimney stacks. Your surveyor will confirm if they suspect any materials in the property have asbestos and if so, suggest getting an asbestos surveyor to intrusively taking samples of the asbestos to confirm the type. A damp meter is used in a HomeBuyers Report Camberley survey and the readings included within the report.

Survey tips for properties in Camberley


Camberley developed mainly in the 19th century with the building of the Royal Military College in 1812, which an area of housing grew around. The arrival of the railway station in 1878 encouraged more extensive development and many of the older Victorian properties, whether classic terraces, cottages or larger houses, in the area date from just after this time.

The Old Dean housing estate was built in the 1950s as a council estate but many of the properties have been bought under the Right to Buy scheme. Newer developments include The Atrium, west of Park Street, built in 2006. The residential blocks consist of mid-rise apartments split into courtyards in the Barcelona style. 

Some of the newer developments offer shared ownership, such as in Acorn Avenue and Mardale..

An area to the south west of Camberley on the borders of Blackwater, around the Blackwater River, including York Town, Trafalgar Way and Stanhope Road, is subject to flood warnings.

As general advice, a damp proof course is a membrane of impervious material located in the walls just above ground level to prevent water rising through capillary action commonly known as rising damp. The recommended minimum clear distance between the damp proof course and the ground is 150mm.

In a recent survey on Park Road, Camberley, Surrey, GU15 2SN, the surveyor spotted that the walls have a slate d.p.c. and this is largely obscured by a thickened mortar joint. The patio is only one course below the d.p.c. This could result in splashing of the wall above the d.p.c and it is recommended that a channel is made between the wall and the patio or the patio reduced in level if ever the patio is relaid.

Can a RICS surveyor comment on the removal of a load bearing wall?

If the seller has removed a wall, or you are planning to remove a wall in the property then a RICS surveyor cannot definitively confirm if the wall is or is not load bearing because their inspection is only visual. The surveyor may give their opinion, however it will come with a caveat that you should obtain an intrusive assessment to confirm.

Before the removal of a load bearing wall, you should always instruct a local structural engineer in Camberley to provide their definitive opinion on if the wall is or is not a load bearing wall.
