A Home Buyer Survey - What does it cover?

Our RICS Surveyor, during a Home Buyers Survey in Crowthorne, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, inspects both the inside and the outside of your property and searches in particular for subsidence, damp, infestations and any cracks or other damage to the property. The procedure is non-intrusive.

NB If you're a first time buyer, you might wish to click on What is a House Survey to find out more, including what happens during the inspection.

Subsidence Inspection

The surveyor will look for signs of subsidence during the structural survey within the property paying special attention to signs of cracking internally and to the external walls. As a rule, if you can fit the width of a 50p into a crack in a wall, it could be a sign of subsidence. Our surveyors will flag in their reports if they feel you need to instruct a structural engineer to review a crack further.

Damp Testing

There are numerous reasons why a property can be affected by damp. The Surveyor will take samples in the property using a damp meter and assess the condition of the property to provide a report on whether they feel the property is affected by damp. Further investigations maybe suggested including getting a damp and timber specialist.

Asbestos

Prior to its banned use, asbestos was a commonly used building material, particularly as part of cement products, floor tiles and roofing shingles. Asbestos was used for its durability and resistance to heat and is commonly found in artex ceilings, garage roofing and chimney stacks. Your surveyor will confirm if they suspect any materials in the property have asbestos and if so, suggest getting an asbestos surveyor to intrusively taking samples of the asbestos to confirm the type. A damp meter is used in a HomeBuyers Report Crowthorne survey and the readings included within the report.

If the Home Buyers Survey flags up any of these defects then our Surveyor explains what you need to do to get further advice on how to investigate them and get It resolved.

If you are concerned about your property in Crowthorne having any other defects then you MUST get a Home Buyers Survey as the costs for repairing the defects can run into thousands of pounds.

If you can identify the defect before you purchase then you can get quotes for fixing it and either share the costs with the seller, or, in worst case examples, choose not to proceed.

Survey tips for properties in Crowthorne

Crowthorne was a small hamlet but became a larger village in the late-19th century after Wellington College and Broadmoor opened.

The village has some very large detached Victorian properties, such as can be found in Wellingtonia Avenue and The Devils Highway as well as more modern detached properties such as can be seen in Priors Wood.

You also find chalets and bungalows built in many eras of the 20th century. There are a fair number of semi-detached houses built between the 1930s and the 1970s.

Properties in Crowthorne which are located in close proximity to the Emm Brook, in streets such as Ashdale Park and Hollybush Drive, are in areas which are subject to flood alerts from time to time.

If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details).

Properties in various parts of Ilford, including streets such as Copthorne Avenue, and Tamswood Hill, may well be affected by the Crossrail schemes.

If you are buying a property in the area and this is of concern to you, you may well wish to consider purchasing an Energy & Infrastructure Report. or a report specific to either of the two rail schemes mentioned.

Properties in some areas of Ilford are built in designated smoke control areas.

A recent local authority search done for a dwelling in Copthorne Avenue, Ilford IG1 2SQ noted that the property was in such a smoke control area.

Under the terms of Section 20 of the Clean Air Act 1993, smoke emissions from all buildings are prohibited unless an exemption has been made by the Secretary of State under Section 21 of the Act.
Berkshire.pngBerkshire is a county which touches a small part of the borders of West London. It is a home county (because it borders Greater London) and is often called Royal Berkshire because it contains Windsor and Windsor Castle. It hosts a number of iconic UK landmarks such as Ascot (Ascot Racecourse), Wentworth (Golf Course), Sunningdale (Golf Course), Virginia Water and Windsor Great Park and Eton School. Virginia Water was the first postcode area where the average property price exceeded one million.

Like many of the home counties, there are many essentially commuter dormitory settlements which house London workers. Reading (which is Berkshire's county town) in particular is a larger one and is popular because of its very fast rail links with Central London - there are many one-stop services to London Paddington and it is also due to be the western terminus of the Crossrail line.

What happens if you choose the wrong survey for the type of property?

If once the Building Surveyor turns up to complete the survey, they feel the property does not suit the type of survey purchase, the surveyor will inform the client and the survey will not take place.

The scope of work of a HomeBuyer Report is different from that of a Building Survey. You an read the scope of work in a HomeBuyer Report here.

In most cases, the surveyor will agree to complete the appropriate inspection and then the client can pay the additional fee for the more appropriate survey.
