A Home Buyer Survey - What does it cover?

A RICS Home Buyers Survey involves an examination of the structure of the inside and the outside of a property aimed at pinpointing issues such as subsidence, damp, cracks, infestation and damage.

The survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, is non-intrusive and is highly recommended if you are looking at buying a property in Dorking.

NB If you're a first time buyer, you might wish to click on What is a House Survey to find out more, including what happens during the inspection.

Subsidence Inspection

The surveyor will look for signs of subsidence during the structural survey within the property paying special attention to signs of cracking internally and to the external walls. As a rule, if you can fit the width of a 50p into a crack in a wall, it could be a sign of subsidence. Our surveyors will flag in their reports if they feel you need to instruct a structural engineer to review a crack further.

Damp Testing

There are numerous reasons why a property can be affected by damp. The Surveyor will take samples in the property using a damp meter and assess the condition of the property to provide a report on whether they feel the property is affected by damp. Further investigations maybe suggested including getting a damp and timber specialist.

Asbestos

Prior to its banned use, asbestos was a commonly used building material, particularly as part of cement products, floor tiles and roofing shingles. Asbestos was used for its durability and resistance to heat and is commonly found in artex ceilings, garage roofing and chimney stacks. Your surveyor will confirm if they suspect any materials in the property have asbestos and if so, suggest getting an asbestos surveyor to intrusively taking samples of the asbestos to confirm the type. A damp meter is used in a HomeBuyers Report Dorking survey and the readings included within the report.

If the HomeBuyers Survey flags up any of these defects in your property in Dorking then our surveyor explains what you need to do to get further advice on how to investigate them and get It resolved.

If you are concerned about your property has subsidence, or any other defects then you MUST get a HomeBuyers Survey as the costs for repairing the defects can run into thousands of pounds. If you can identify the defect before you purchase then you can get quotes for fixing it and either share the costs with the seller, or, in worst case examples, choose not to proceed.

Survey tips for properties in Dorking

Dorking is mainly in a conservation area and you can find 1920s and later family detached houses in the Deepdene roads in the east of the town.

There are large Victorian houses in the roads around Knoll Road and red brick 3 and 4-bedroom Victorian houses off Rothes Road. There are smaller Victorian cottages around West Street, South Street and Vincent Street.

Newer houses and new builds can be found in North Holmwood, Dorking's southern suburb. You can find period properties in the centre of town east of South Street.

Properties in the northwest boundaries of Dorking which are built in close proximity to the River Mole, in streets such as Pixham Lane, are subject to flood warnings and alerts from time to time.

If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details).

Raised levels of noise pollution from roads in the Dorking area mainly centre around the main road South Street-A25 and of rail pollution where the railway line crosses London Road - A24.

Your RICS surveyor inspects drains during a survey of a property in Dorking, where the drain cover is accessible and on the site of the property.

If the drains are reported to be blocked you may need to employ a drainage company to inspect the drains with CCTV such as Clearmasters Ltd, Holmwood STW, Brookside, Dorking, RH5 4QH.
SurreySurrey is located in the south east of England and is well known for its high property prices and leafy areas. Guildford is the county town, however Surrey County Council can be found just up the A3 in the neighbouring town Kingston Upon Thames. It was in Dorking in Surrey at the White Horse where Charles Dickens wrote much of his Pickwick Papers and apparently based many of the characters on local people

The University of Surrey can be found in Guildford, however Surrey also hosts the Royal Holloway University of London (Egham), University of Law & Kingston University. HG Wells, writer of War of the Worlds, lived at Horsell Common in Woking in Surrey when he wrote the book and this is where, in the book, the Martians first land on Earth.

Does the Building Survey check the electrics and boiler?

The Building Survey is a defect report and will highlight any visual issues such as damp, subsidence and asbestos.

The surveyor will not carry out specialist inspections other than normal operation in everyday use, for example, switching lights on and off and turning the heating on and off.

If the surveyor feels that the electrics and boiler need further investigation then they will recommend that you get an electrician or engineer into the property to carry out an intrusive assessment.
