If they find any issues during the inspection of your property in Hampstead, our surveyor will flag them up in the Home Buyers Survey and give you advice on what you should do to solve them. An example of this is where the surveyor finds evidence of woodworm infestation.

Home Buyer Survey tips for buying in Hampstead


Hampstead or Hamptead Village has some of the most expensive housing in London and contains the large hilly expanse of parkland called Hampstead Heath.

It originally started to expand with the arrival of the North London Railway in the 1860s and many large Victorian detached homes were created in the 1870s and 1880s which still survive today, in the area of Frognal & Fitzjohns.

The 20th century saw much development including Hampstead tube station (1907), the Isokon building (1932), Hillfield Court (1932) and the Royal Free Hospital (mid-1970s). There are many traditional pubs.

Hampstead Garden Suburb has many Arts & Crafts-inspired (from the 1920s and 1930s) big detached and semi-detached houses, cottage style terraces and some blocks of flats. Many of the large detached 1930s houses built around Winnington Road, Ingram Avenue and Wildwood Road have been knocked down and rebuilt as bigger mansions. 

Waterlow Court off Hampstead Way is an arcaded courtyard development of 1-bedroom flats built in the Arts & Crafts style and you can find Art Deco houses, many semi-detached, in Hutchings Walk and Ossulton Way.

A RICS surveyor doesn't test the boiler, however they do check to see if the boiler is on by using the hot water and by turning on the shower. You should always obtain the boiler installation certificate and the maintenance details from the seller during the conveyancing process.

The surveyor is not qualified to test the electrics which is why the report states "Safety warning: The Electrical Safety Council recommends that you should get a registered electrician to check the property and its electrical fittings at least every 10 years, or on change of occupancy. All electrical installation work undertaken after 1 January 2005 should have appropriate certification. For more advice contact the Electrical Safety Council".

What is the difference between the Building Survey and the HomeBuyers Report?

There are two types of survey, the HomeBuyer Report and the Building Survey. The Building survey is essential for larger or older properties that have had any structural alterations from their original build whereas the HomeBuyers Report is suitable for properties of standard construction and properties that are under 70 years old.

Both Surveys cover the same aspects they are just go into different depths within their report. The Building Survey is the highest visual assessment you can get and goes into a through structural investigation into the construction and fabric of the property, this is a very detailed report and comes with explanations and photos (if the surveyor provides photos in their reports - some don't) and the HomeBuyers report gives a good general review of the property to help identify any defect however this is formatted in a traffic light format, red highlighting any major issues, amber less so and green everything is fine.
