Top tips for a Leicester Home Buyers Survey


Leicester is one of the oldster cities in England and the remains of the baths at Roman Leicester can be seen at the Jewry Wall. The Grand Union Canal built in the 1890s helped increase the city's trade with London, encouraging greater population and more houses to be built and this increased in 1832 when the railway arrived.

The population greatly increased in the mid-to-late Victorian era and there are still many properties which date from this period, particularly Victorian terraces and cottages.

House building continued in the interwar period and accelerated in the 30 years after the end of the 2nd world war when Braunstone housing estate was expanded, as were other existing estates and the final large estate, Beaumont Leys, was developed in the north of the city in the 1970s and consisted of a mix of private and council housing and mainly of semi-detached and terrace stock.

There are many new developments, particularly of semi-detached houses and apartments, in areas such as Leicester Forest East, Whetstone, Queensborough and Kibworth Harcourt. Help to Buy is often available and many properties are being sold under shared ownership terms.

The British Geological Survey has assessed the area of search as having moderate potential for natural ground instability. This does not necessarily mean there is cause for concern in terms of the property's stability. Active subsidence will be dependent on local conditions, such as the proximity of trees or areas where trees have been removed, which require an inspection of the site to identify the nature of the ground on which the property is built. For random facts, the original Hansom Cab - i.e. with a mechanical meter - was invented in Hinckley in the county (by Joseph Hansom) in 1834 and Thomas Cook organised the world's first package tour from Leicester in 1841.

Worth a paragraph on its own, the phrase 'painting the town red' originates from revelry which accompanied some loutish aristocratic hunters celebrating a good day's hunting in 1837 in Melton Mowbray: they daubed red paint on houses, pub signs and a toll-bar and apparently, some of the paint still remains on some of the older houses in the High Street.

If your Home Buyers Survey highlights concerns relating to any of these defects your surveyor explains what the issue is in detail and provides a recommendation as to what you should do to further investigate. An example of this is if your surveyor spots signs of damp within the property. When should you order a survey?

The right time to book a survey is specific to each client’s situation. Generally speaking, it is recommended to book your survey for around a week after your mortgage valuation takes place. This way, if your lender is happy to proceed you are then on track and don’t have the stress of searching for a surveyor to attend your property at the last minute. Inversely, if your mortgage lender comes back and declines your application after the valuation, you then have breathing space to cancel the survey without fear of incurring cancellation charges.

If it is the case that you have concerns in regards to the condition of the property (be it subsidence or damp etc.) and feel that it will impact on what you are prepared to offer or whether you are even willing to proceed with the purchase, you may decide to book it in before your mortgage valuation in order to minimise costs in an already expensive process.
