Top tips for a Lightwater Home Buyers Survey

Lightwater has mainly grown as a town in the 20th century since it developed as a place where Londoners used to take vacations in holiday chalets there.

Housing has developed considerably since the 1960s and there are now many estates in the area north of Red Road and the military ranges around Greyspot.

There are many 3-bedroom terrace houses and some larger properties, many built in period style.

Properties built in close proximity to the Windle Brook and its tributaries and channels around Lightwater are sometimes subject to flood alerts and flood warnings for example in Oldhouse Lane, South Farm Lane and Broadway Road.

If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details).

.

In a recent building survey conducted on a property in The Close, Lightwater, the surveyor made the following observations in conclusion, among others:

  • Moss on the roof slopes.
  • Felt under the tiles on main roof may be decayed where exposed to the weather.
  • Remove the tree behind the store before it becomes too big.
  • Insulation over the bathroom should be increased to 350mm to meet current standards.
Properties in some areas of Lightwater may be affected by environmental constraints.

A recent environmental search carried out for a property in Miles Place revealed that the property was within 250m of an area likely to be impacted by environmental constraints. These included:

  • Sites of Special Scientific Interest;
  • Special Areas of Conservation; and
  • Special Protection Areas.

Areas which have been designated as having environmental or historical importance may impose constraints on property or land developments or alterations.

SurreySurrey is located in the south east of England and is well known for its high property prices and leafy areas. Guildford is the county town, however Surrey County Council can be found just up the A3 in the neighbouring town Kingston Upon Thames. It was in Dorking in Surrey at the White Horse where Charles Dickens wrote much of his Pickwick Papers and apparently based many of the characters on local people

The University of Surrey can be found in Guildford, however Surrey also hosts the Royal Holloway University of London (Egham), University of Law & Kingston University. HG Wells, writer of War of the Worlds, lived at Horsell Common in Woking in Surrey when he wrote the book and this is where, in the book, the Martians first land on Earth.

Choosing the right survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, to get is important however both a HomeBuyers Report and a Building Survey will identify any suspicions of the main defects discussed below.

What is the difference between the Building Survey and the HomeBuyers Report?

The RICS HomeBuyer Report is a standard traffic light format, and is different to a Building Survey in many ways. The HomeBuyers report is suitable for standard construction properties post 1950 such as bungalows and flats.

The Level 3: Building Survey is essential for larger or older properties that have had any extensions or alterations from their original build, or if you’re planning major works. The Building Survey comes in a more detailed report and included photos and explanations.
