Top tips for a Northwood Home Buyers Survey

Northwood is a fairly affluent area in northwest London in Hillingdon Borough which became a village (from a hamlet) in the 19th century and by 1891 had 115 houses, which rose to around 500 houses and a 2,500 population by 1901.

Northwood Station on the Metropolitan Line opened in 1887, which provided impetus for expansion. The Emmanuel Church was built in 1895.

Houses around the old High Street, Chester Road and Hallowell Road include Victorian houses made with quality brickwork, many of which are listed. There are large detached properties, both period and very modern, in Eastbury, particularly Eastbury Avenue. The area contains much housing stock built during the 1930s. The first houses were built in Potter Street.

There are new build developments in Lowswood Close, Copshill Way and Ducks Hill Road, which are predominantly large and detached properties.

Properties in Northwood which are built in close proximity to the feeders and tributaries of the River Colne, including streets such as St Mary's Road and Station Approach, are in an area which is subject to flood alerts from time to time.

If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details).
According to the UK Government's Public Health England, some parts of Northwood, including streets such as Hallowell Road and Highfield Road, are in a raised radon area, with properties built there having a higher probability than average of experiencing ground Radon emissions.

The raised Radon area has a maximum radon potential of 1-3% (the percentage is the chance of a property being built where Radon emissions might measure above the action level).

If you are concerned that a property you are buying is in an area of raised Radon, please click to visit Public Health England's UK Radon Map. Click also to find out more about Radon, Radon property searches and much more.
Raised levels of noise pollution from roads in the Northwood area mainly centre around the main road – A404, Pinner Road, impacting roads and streets such as Roblina Close and Sovereign Close.

LondonGreater London is an area which contains London, the capital of the United Kingdom (which itself centres on the Cities of London and Westminster) and a number of surrounding boroughs which are administered as London boroughs and which are the overall executive responsibility of the Mayor of London. It contains a large number of constituencies, each represented by an MP and it should be noted that these are not the same as nor even always continguous with the borders of the boroughs.

Many parts of Greater London were originally administered by the counties which surround London and these counties are often called the home counties. Enfield, for example, used to be classed as being part of Middlesex, but is now near the northern border of Greater London. Greater London's borders often coincide with a zone of 'green belt': areas where it has been decided that open spaces, parks, forests and wildlife reserves should act as a buffer against urban sprawl. London has numerous landmarks, anything from Big Ben and the Houses of Parliament to Karl Marx's grave in Highgate Cemetery.

Greater London contains more than 9 million inhabitants, a number growing daily, and as this is approximately 1/7 of the population of the UK, it can be seen that Greater Londoners have a large influence on the rest of the country politically and this is enhanced by the concentration of skilled workers gravitating towards the capital.

Home Buyers Survey - What does it cover?

A Home Buyers Survey identifies many different defects or potential risks that can be found within a property and is an essential part of any home buying process. The survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, is completed by a Royal Institution of Chartered Surveyors (RICS) registered Surveyor so they are fully trained to provide you with the detail you need to give you the salient facts when you are looking to buy your home in Northwood.

NB If you're a first time buyer, you might wish to click on What is a House Survey to find out more, including what happens during the inspection.

Should any issues be flagged up in the Home Buyers Survey, our surveyor will tell you what you need to do to get more in-depth advice on the extent and seriousness of the issue affecting your property in Northwood and what needs to be done to remedy it.

If you are worried about a crack or cracks or indeed any other defects that you think your property has, we strongly recommend you get a Home Buyers Survey as the cost of remedying the problem might snowball into many thousands of pounds further down the line.

Is a Mortgage valuation a defect survey?

Many mistakenly think that a mortgage valuation is the same as a HomeBuyers Survey and the consequence is that home buyers can subsequently have to shell out money for repairing faults and defects that could well have been part of the bargaining process with the seller on purchase. The surveyor appointed by the lender conducts a mortgage valuation to estimate the value of the property: this survey is not concerned with detailing structural defects.

A HomeBuyers Survey lists and reports on defects and includes a full appraisal and valuation of the property you are thinking of buying in Northwood which is completely independent of the mortgage lender. This knowledge can be used to get quotes for the cost of fixing defects and, most importantly, gives you evidence which can be used to bargain with the seller about sharing any such cost. To get yours, call 0207 112 5388.
