Subsidence Inspection

The surveyor will look for signs of subsidence during the structural survey within the property paying special attention to signs of cracking internally and to the external walls. As a rule, if you can fit the width of a 50p into a crack in a wall, it could be a sign of subsidence. Damp Testing

There are numerous reasons why a property can be affected by damp. The Surveyor will take samples in the property using a damp meter and assess the condition of the property to provide a report on whether they feel the property is affected by damp. Further investigations maybe suggested including getting a damp and timber specialist.

Identify Infestations

Woodworm, mice, rats and ants are infestations that your don't want in your home. Your surveyor will look for visible signs of mouse droppings, damage to floor boards (when visible) and damage to wiring, carpets or skirting boards

Asbestos

Prior to its banned use, asbestos was a commonly used building material, particularly as part of cement products, floor tiles and roofing shingles. Asbestos was used for its durability and resistance to heat and is commonly found in artex ceilings, garage roofing and chimney stacks. Your surveyor will confirm if they suspect any materials in the property have asbestos and if so, suggest getting an asbestos surveyor to intrusively taking samples of the asbestos to confirm the type. A damp meter is used in a HomeBuyers Report Northwood survey and the readings included within the report.

Survey tips for properties in Northwood


Northwood is a fairly affluent area in northwest London in Hillingdon Borough which became a village (from a hamlet) in the 19th century and by 1891 had 115 houses, which rose to around 500 houses and a 2,500 population by 1901.

Northwood Station on the Metropolitan Line opened in 1887, which provided impetus for expansion. The Emmanuel Church was built in 1895.

Houses around the old High Street, Chester Road and Hallowell Road include Victorian houses made with quality brickwork, many of which are listed. There are large detached properties, both period and very modern, in Eastbury, particularly Eastbury Avenue. The area contains much housing stock built during the 1930s. The first houses were built in Potter Street.

There are new build developments in Lowswood Close, Copshill Way and Ducks Hill Road, which are predominantly large and detached properties.

Properties in Northwood which are built in close proximity to the feeders and tributaries of the River Colne, including streets such as St Mary's Road and Station Approach, are in an area which is subject to flood alerts from time to time.

Is a Mortgage valuation a defect survey?

Mortgage lenders in England and Wales require you to a valuation for the property you are buying so that they can gauge whether the amount you are paying is appropriate. This survey is called a Mortgage Valuation. The mortgage valuation is paid for by you however the results aren't always shared with you as the survey belongs to the mortgage lender. On top of which it doesn't include any survey into potential defects or structural issues that are too often found in properties.

There is also a degree of confusion because the mortgage valuation is referred to as a survey and so many buyers assume this is what is meant by 'have you done your survey?'
