Top tips for a Staines Home Buyers Survey

The majority of homes in Staines are detached or semi-detached, many of them built post-war, with some terraces dating from the Victorian period. There are a few small blocks of flats. Most of the 20th century housing has been independently built, since nearly all the council's estates are outside Staines parish itself.

There are elaborate Georgian shop houses lining Clarence Street but there are also a number of listed luxury apartments in the town. Ninety-four council houses were built around Worple Avenue in the 1920s. The bungalows of Penton Hook were built generally around or before 1919.

Most of Staines is in a flood warning and flood alert area, including streets such as Brookside Avenue and Woodthorpe Road, and particularly to the south of Shortwood Common.

If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details).
There are currently no plans for fracking in the Staines area.
According to the UK Government's Public Health England, the vast majority of Staines is not regarded as an area with significant radon levels, however the area to the south of Ferry Avenue is slightly raised and recorded as having a maximum radon potential of 1-3% (the percentage is the chance of a property being built where Radon emissions might measure above the action level).

SurreySurrey is located in the south east of England and is well known for its high property prices and leafy areas. Guildford is the county town, however Surrey County Council can be found just up the A3 in the neighbouring town Kingston Upon Thames. It was in Dorking in Surrey at the White Horse where Charles Dickens wrote much of his Pickwick Papers and apparently based many of the characters on local people

The University of Surrey can be found in Guildford, however Surrey also hosts the Royal Holloway University of London (Egham), University of Law & Kingston University. HG Wells, writer of War of the Worlds, lived at Horsell Common in Woking in Surrey when he wrote the book and this is where, in the book, the Martians first land on Earth.

Home Buyers Survey - What does it cover?

A RICS Home Buyers Survey is a visual inspection of the grounds and the internal/external structure of the property and identifies defects such as cracks or damage to the structure of the property, subsidence, damp and infestations.

Some of these defects you may not even see or know what to look for which makes getting a homebuyers survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, if you are thinking of buying a property in Staines incredibly important.

NB If you're a first time buyer, you might wish to click on What is a House Survey to find out more, including what happens during the inspection.

Why do I need a survey if I have had a Mortgage Valuation?

A property survey is different from a mortgage valuation report. A valuation is a cursory look at a property to assess how much it is worth and whether it is suitable for a mortgage, this will include a note of any major works that might affect the value of the property however It is not a detailed inspection of the property’s condition.

Before buying a property, it’s a good idea to get a professional to carry out a thorough inspection. The Building survey and Homebuyers report will make you aware of problems with the property structure, repairs or alterations that need to be made and risk associated with the property.

Buying a new home is likely to be the most expensive purchase you ever make so it’s important to make sure you’re making a sound investment that won’t result in you losing money in the long run.
