Top tips for a Staines Home Buyers Survey

The majority of homes in Staines are detached or semi-detached, many of them built post-war, with some terraces dating from the Victorian period. There are a few small blocks of flats. Most of the 20th century housing has been independently built, since nearly all the council's estates are outside Staines parish itself.

There are elaborate Georgian shop houses lining Clarence Street but there are also a number of listed luxury apartments in the town. Ninety-four council houses were built around Worple Avenue in the 1920s. The bungalows of Penton Hook were built generally around or before 1919.

Most of Staines is in a flood warning and flood alert area, including streets such as Brookside Avenue and Woodthorpe Road, and particularly to the south of Shortwood Common.

If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details).
There are currently no plans for fracking in the Staines area.
According to the UKGovernment's Public Health England, the vast majority of Staines is not regarded as an area with significant radon levels, however the area to the south of Ferry Avenue is slightly raised and recorded as having a maximum radon potential of 1-3% (the percentage is the chance of a property being built where Radonemissions might measure above the action level).

Surrey.pngSurrey is located in the south east of England and is well known for its high property prices and leafy areas. Guildford is the county town, however Surrey County Council can be found just up the A3 in the neighbouring town Kingston Upon Thames. It was in Dorking in Surrey at the White Horse where Charles Dickens wrote much of his Pickwick Papers and apparently based many of the characters on local people

The University of Surrey can be found in Guildford, however Surrey also hosts the Royal Holloway University of London (Egham), University of Law & Kingston University. HG Wells, writer of War of the Worlds, lived at Horsell Common in Woking in Surrey when he wrote the book and this is where, in the book, the Martians first land on Earth.

Home Buyers Survey - What does it cover?

A RICS Home Buyers Survey involves an examination of the structure of the inside and the outside of a property.

Choosing the right survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, to get is important however both a HomeBuyers Report and a Building Survey will identify any suspicions of the main defects discussed below.

NB If you're a first time buyer, you might wish to click on What is a House Survey to find out more, including what happens during the inspection.

The Home Buyer Survey will report on issues found, however you need to make sure that you choose the right Home Buyer Survey for your property because some defects require further detail and this is best served by booking a Building Survey.

You can find a local RICS surveyor by using the search at the bottom RHS of this page.

Is a Mortgage valuation a defect survey?

It is a common misconception that a mortgage valuation is a HomeBuyers Survey and this can leave HomeBuyers exposed to high repair costs that could have been negotiated with the seller. A mortgage valuation is conducted by the lender’s surveyor to assess the value of the property you are considering buying in Staines and they do not provide a detailed report on structural defects.

A HomeBuyers Survey details defects and includes a full appraisal of the property independently to anyone else including the mortgage lender. You can use the information to obtain quotes to fix any defects and gives you the evidence to potentially share the costs with the seller.

Most savvy buyers make sure they get a HomeBuyers survey from an independent surveyor to make sure the property they are buying is free from defects. Call us on 01344 567 887 to get the best HomeBuyers survey for your property in Staines.
