A Home Buyer Survey - What does it cover?

A Home Buyers Survey is a visual inspection of the grounds and the internal/external structure of the property and identifies defects such as cracks or damage to the structure of the property, subsidence, damp and infestations.

Some of these defects you may not even see or know what to look for which makes getting a Home Buyers Survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, if you are considering buying a property in Tulse Hill, incredibly important.

NB If you're a first time buyer, you might wish to click on What is a House Survey to find out more, including what happens during the inspection.

Subsidence Inspection

The surveyor will look for signs of subsidence during the structural survey within the property paying special attention to signs of cracking internally and to the external walls. As a rule, if you can fit the width of a 50p into a crack in a wall, it could be a sign of subsidence. Our surveyors will flag in their reports if they feel you need to instruct a structural engineer to review a crack further.

Damp Testing

There are numerous reasons why a property can be affected by damp. The Surveyor will take samples in the property using a damp meter and assess the condition of the property to provide a report on whether they feel the property is affected by damp. Further investigations maybe suggested including getting a damp and timber specialist.

Identify Infestations

Asbestos

Prior to its banned use, asbestos was a commonly used building material, particularly as part of cement products, floor tiles and roofing shingles. Asbestos was used for its durability and resistance to heat and is commonly found in artex ceilings, garage roofing and chimney stacks. Your surveyor will confirm if they suspect any materials in the property have asbestos and if so, suggest getting an asbestos surveyor to intrusively taking samples of the asbestos to confirm the type. A damp meter is used in a HomeBuyers Report Tulse Hill survey and the readings included within the report.

If they find any issues during the inspection of your property in Tulse Hill, our surveyor will flag them up in the Home Buyers Survey and give you advice on what you should do to solve them. An example of this is where the surveyor finds evidence of woodworm infestation.

If you are concerned about any other defects with the property you MUST get a Home Buyers Survey as the costs of repairing the defects can run into thousands of pounds.

Survey tips for properties in Tulse Hill

Tulse Hill developed in the mid-19th century, starting with coach houses along the Lower Tulse Hill Road and then when the railway came in 1868, there was much more housing built, mainly villas with large gardens.

Most of these villas have now gone and been replaced with higher density council housing, built at various times since the 1930s. Typically this housing was in the form of estates with low-rise blocks. Some of these have been redeveloped or repurposed.

Brockwell Gate, for example, is a gated Regency-style development which overlooks the pretty Brockwell Park, which houses Brockwell Lido. The site of the former Tulse Hill School has been redeveloped as affordable housing. Charman House has offered shared ownership housing.

According to the UK Government's Public Health England, much of Tulse Hill is in a raised Radon area, in streets such as Beronda Road and Berwyn Road, with properties built there having a higher probability than average of experiencing ground Radon emissions.

If you are concerned that a property you are buying is in an area of raised Radon, please click to visit Public Health England's UK Radon Map. Click also to find out more about Radon, Radon property searches and much more.

Planning permission needs to be obtained for extensions to your property, even if it is under permitted development.

In a recent Building Survey in Upper Tulse Hill, London SW2 2SG, the property was a Victorian conversion and as such the buyer will need to get relevant approval notices as part of the searches.

It is illegal to have a boiler installed that hasn't been signed off by building control and registered at Gas Safety.

If your boiled has been installed but not registered then you'll need to get the installation signed off by a competent person. A gas engineer in Tulse Hill can help with this: The Hamilton Group, Eurolink Business Centre, 49 Effra Rd, London SW2 1BZ.
London.pngGreater London is an area which contains London, the capital of the United Kingdom (which itself centres on the Cities of London and Westminster) and a number of surrounding boroughs which are administered as London boroughs and which are the overall executive responsibility of the Mayor of London. It contains a large number of constituencies, each represented by an MP and it should be noted that these are not the same as nor even always continguous with the borders of the boroughs.

Many parts of Greater London were originally administered by the counties which surround London and these counties are often called the home counties. Enfield, for example, used to be classed as being part of Middlesex, but is now near the northern border of Greater London. Greater London's borders often coincide with a zone of 'green belt': areas where it has been decided that open spaces, parks, forests and wildlife reserves should act as a buffer against urban sprawl. London has numerous landmarks, anything from Big Ben and the Houses of Parliament to Karl Marx's grave in Highgate Cemetery.

Greater London contains more than 9 million inhabitants, a number growing daily, and as this is approximately 1/7 of the population of the UK, it can be seen that Greater Londoners have a large influence on the rest of the country politically and this is enhanced by the concentration of skilled workers gravitating towards the capital.

Is a Mortgage valuation a defect survey?

People have been known to confuse a mortgage valuation with a HomeBuyers Survey. This confusion can prove costly and end up in a home buyer having to fork out for expensive repair costs which should have been shared with the vendor with this reflected in a reduction in the original sale price. Your lender conducts its own mortgage valuation to calculate the value of the property you are looking at buying in Tulse Hill and this is in no sense a report on structural defects.

A HomeBuyers Survey notes defects as well as including a full valuation of a property independently of the mortgage lender or anyone else. The information in it can be used to get quotes for the cost of fixing any issues and presents evidence for bargaining with the seller about sharing repair costs, if appropriate. Call 0207 112 5388 to get the best HomeBuyers Survey for your property in Tulse Hill.
