A Home Buyer Survey - What does it cover?

A Home Buyers Survey identifies many different defects or potential risks that can be found within a property and is an essential part of any home buying process. The survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, is completed by a Royal Institution of Chartered Surveyors (RICS) registered Surveyor so they are fully trained to provide you with the detail you need to give you the salient facts when you are looking to buy your home in Walton on Thames.

Subsidence Inspection

The surveyor will look for signs of subsidence during the structural survey within the property paying special attention to signs of cracking internally and to the external walls. As a rule, if you can fit the width of a 50p into a crack in a wall, it could be a sign of subsidence. Our surveyors will flag in their reports if they feel you need to instruct a structural engineer to review a crack further.

Damp Testing

There are numerous reasons why a property can be affected by damp. The Surveyor will take samples in the property using a damp meter and assess the condition of the property to provide a report on whether they feel the property is affected by damp. Further investigations maybe suggested including getting a damp and timber specialist.

Identify Infestations

Woodworm, mice, rats and ants are infestations that your don't want in your home. Your surveyor will look for visible signs of mouse droppings, damage to floor boards (when visible) and damage to wiring, carpets or skirting boards

Asbestos

Prior to its banned use, asbestos was a commonly used building material, particularly as part of cement products, floor tiles and roofing shingles. Asbestos was used for its durability and resistance to heat and is commonly found in artex ceilings, garage roofing and chimney stacks. Your surveyor will confirm if they suspect any materials in the property have asbestos and if so, suggest getting an asbestos surveyor to intrusively taking samples of the asbestos to confirm the type. A damp meter is used in a HomeBuyers Report Walton on Thames survey and the readings included within the report.

The Home Buyer Survey will report on issues found, however you need to make sure that you choose the right Home Buyer Survey for your property because some defects require further detail and this is best served by booking a Building Survey.

Survey tips for properties in Walton on Thames

Walton on Thames is a town in the Elmbridge borough of Surrey. Its nucleus – and the older village with older properties – is in the north. St Mary's Parish Church has some Saxon material and an architectural structure from the 12th century but has later additions. One of the schools was enlarged in 1881, the Methodist Church was built in 1887 and the Baptist Church was built in 1901.

The south of the area developed when the railway arrived with its station in 1838. The town was bombed several times in the 2nd world war and so housing was rebuilt in the post-war period from the 1950s to the 1970s.

Walton South and Walton Central have the most detached houses – more so than semi-detached – and some of them quite large, whereas Walton Ambleside and Walton North have predominantly semi-detached houses. Walton North also has a large number of terrace properties.

The Heart of Walton came out of the redevelopment of the town centre and contains nearly 300 1 and 2-bedroom apartments.

Properties in Walton-on-Thames which are built in close proximity to the River Thames or the Queen Elizabeth II storage reservoir, in streets such as Vanbrugh Drive and Shaw Drive, are subject to flood warnings and alerts from time to time.

If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details).

A property valuation in Walton on Thames will provide comparable property prices (if available) and a review of the condition of the property (not a defect survey).

An example of this from a survey on Burwood Road, Hersham, Walton on Thames, Surrey, KT12 4AS is "The subject property comprises a detached house, which was constructed circa 2000. The main building is constructed over 3 storeys, with its top floor built into the roof space, and partially comprising a dormer level. There are 2 storey and single storey side additions, together with a detached, integral garage. The property also features a conservatory, together with an imposing, pillared porch to its front elevation. The property is constructed of conventional, cavity brick and block work, with external walls showing red facing brickwork. This is with the exception of the timber framed dormers, on the exterior of which tiles hang".

Contaminated land can be a real cause for concern for your property and could stop you exchanging if your property is built on or near it.

In an Environmental Report recently completed on Waterloo Court, Mayfield Road, Hersham, Walton-on-Thames, Surrey, KT12 5AD it stated “A review of the available historical mapping has identified that the centre of the search is located on or within 25 metres of Railways shown on 1897 - 1960 edition maps”.
SurreySurrey is located in the south east of England and is well known for its high property prices and leafy areas. Guildford is the county town, however Surrey County Council can be found just up the A3 in the neighbouring town Kingston Upon Thames. It was in Dorking in Surrey at the White Horse where Charles Dickens wrote much of his Pickwick Papers and apparently based many of the characters on local people

The University of Surrey can be found in Guildford, however Surrey also hosts the Royal Holloway University of London (Egham), University of Law & Kingston University. HG Wells, writer of War of the Worlds, lived at Horsell Common in Woking in Surrey when he wrote the book and this is where, in the book, the Martians first land on Earth.

Can a RICS surveyor comment on the removal of a load bearing wall?

If the seller has removed a wall, or you are planning to remove a wall in the property then a RICS surveyor cannot definitively confirm if the wall is or is not load bearing because their inspection is only visual. The surveyor may give their opinion, however it will come with a caveat that you should obtain an intrusive assessment to confirm.

Before the removal of a load bearing wall, you should always instruct a local structural engineer in Walton on Thames to provide their definitive opinion on if the wall is or is not a load bearing wall.
