Top tips for a Walton on Thames Home Buyers Survey

Walton on Thames is a town in the Elmbridge borough of Surrey. Its nucleus – and the older village with older properties – is in the north. St Mary's Parish Church has some Saxon material and an architectural structure from the 12th century but has later additions. One of the schools was enlarged in 1881, the Methodist Church was built in 1887 and the Baptist Church was built in 1901.

The south of the area developed when the railway arrived with its station in 1838. The town was bombed several times in the 2nd world war and so housing was rebuilt in the post-war period from the 1950s to the 1970s.

Walton South and Walton Central have the most detached houses – more so than semi-detached – and some of them quite large, whereas Walton Ambleside and Walton North have predominantly semi-detached houses. Walton North also has a large number of terrace properties.

The Heart of Walton came out of the redevelopment of the town centre and contains nearly 300 1 and 2-bedroom apartments.

Properties in Walton-on-Thames which are built in close proximity to the River Thames or the Queen Elizabeth II storage reservoir, in streets such as Vanbrugh Drive and Shaw Drive, are subject to flood warnings and alerts from time to time.

If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details).
A property valuation in Walton on Thames will provide comparable property prices (if available) and a review of the condition of the property (not a defect survey).

An example of this from a survey on Burwood Road, Hersham, Walton on Thames, Surrey, KT12 4AS is "The subject property comprises a detached house, which was constructed circa 2000. The main building is constructed over 3 storeys, with its top floor built into the roof space, and partially comprising a dormer level. There are 2 storey and single storey side additions, together with a detached, integral garage. The property also features a conservatory, together with an imposing, pillared porch to its front elevation. The property is constructed of conventional, cavity brick and block work, with external walls showing red facing brickwork. This is with the exception of the timber framed dormers, on the exterior of which tiles hang".
Contaminated land can be a real cause for concern for your property and could stop you exchanging if your property is built on or near it.

In an Environmental Report recently completed on Waterloo Court, Mayfield Road, Hersham, Walton-on-Thames, Surrey, KT12 5AD it stated “A review of the available historical mapping has identified that the centre of the search is located on or within 25 metres of Railways shown on 1897 - 1960 edition maps”.

SurreySurrey is located in the south east of England and is well known for its high property prices and leafy areas. Guildford is the county town, however Surrey County Council can be found just up the A3 in the neighbouring town Kingston Upon Thames. It was in Dorking in Surrey at the White Horse where Charles Dickens wrote much of his Pickwick Papers and apparently based many of the characters on local people

The University of Surrey can be found in Guildford, however Surrey also hosts the Royal Holloway University of London (Egham), University of Law & Kingston University. HG Wells, writer of War of the Worlds, lived at Horsell Common in Woking in Surrey when he wrote the book and this is where, in the book, the Martians first land on Earth.

Home Buyers Survey - What does it cover?

A RICS Home Buyers Survey is a visual inspection of the grounds and the internal/external structure of the property and identifies defects such as cracks or damage to the structure of the property, subsidence, damp and infestations.

Some of these defects you may not even see or know what to look for which makes getting a Home Buyers Survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, if you're thinking of buying a property in Walton on Thames, incredibly important.

NB If you're a first time buyer, you might wish to click on What is a House Survey to find out more, including what happens during the inspection.

Why should I have a RICS Survey?

The survey should assist the buyer by flagging any concerns identified with the property which may allow them to make a reasoned and informed decision on whether to proceed with their purchase.

The report will detail any repairs or replacements identified and will also advise where further specialist advice may be necessary.

The property is inspected both internally and externally however the surveyor is only able to inspect areas where access has been provided and visibility has not been impeded.

If a buyer has any specific concerns they have identified, these should be flagged with the surveyor prior to inspection so that they can confirm that these can form part of the report and comment on them accordingly.
