Top tips for a Yateley Home Buyers Survey

Yateley is a commuter town in North Hampshire which still centres around a village 'centre', namely the area around the Dog & Partridge pub, St Peter's Church and the village green.

Yateley Hall dates from the 13th century and there are some older buildings around the village, however the area was widely developed from the 1970s onwards, with estates around Monteagle Lane and Wordsworth Avenue having many houses built in the 1970s and predominantly moderate-sized detached and semi-detached properties.

New developments include Swan Lake View, which offers 2, 3, 4, 5 and 6-bedroom properties.

Properties in Yateley which are located in close proximity to the Blackwater River and its tributaries and feeders, in streets such as Village Way and Tindal Close, are in areas which are subject to flood alerts from time to time.

If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details).
Raised levels of noise pollution from roads in the Yateley area mainly centre around the main road – A321, High Street, impacting roads such as Yateley Road and Lower Church Road.
Your RICS surveyor inspects drains during a survey of a property in Yateley, where the drain cover is accessible and on the site of the property.

If the drains are reported to be blocked you may need to employ a drainage company to inspect the drains with CCTV such as Happy Drains LTD, Unit 12A Chalex Industrial Estate, Manor Hall Road, Southwick, East Sussex, BN42 4NH.

HampshireHampshire is a large county in southern england with the south coast as one of its frontiers. Some 85% of its land mass is classed as rural. Its county town is Winchester although this town's population is dwarfed by the cities of Southampton and Portsmouth, which are part of the ceremonial county of Hampshire but not the non-metropolitan county. Other major population centres include Basingstoke, Gosport, Waterlooville, Fareham, Aldershot, Farnborough and Eastleigh.

Hampshire contains the national parks of the South Downs and the New Forest and these cover some 45% of the county's area. The River Test is well known for its growing number of otters. The county contains many seaside resorts, including Hayling Island. Adjacent counties include West Sussex, Berkshire, Surrey, Wiltshire and Dorset. It is the birthplace of world-famous literary figures Charles Dickens and Jane Austen.

Home Buyers Survey - What does it cover?

A RICS Home Buyers Survey is a visual inspection of the grounds and the internal/external structure of the property and identifies defects such as cracks or damage to the structure of the property, subsidence, damp and infestations.

Some of these defects you may not even see or know what to look for which makes getting a Home Buyers Survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, if you're thinking of buying a property in Yateley, incredibly important.

NB If you're a first time buyer, you might wish to click on What is a House Survey to find out more, including what happens during the inspection.

If the Home Buyers Survey shows up any such problems, our appointed surveyor will explain to you what you should do to get more in-depth information about the type and scope of the matter and what is required to fix it.

If you are worried about any defects that you think your property in Yateley has, we strongly recommend you get a Home Buyers Survey as the cost of remedying the problem might grow to many thousands of pounds as time progresses.

You can find a local RICS surveyor by using the search at the bottom RHS of this page.

How long does a RICS Building Survey take?

RICS Surveyors often only have one or two inspections a day to ensure they allocate adequate time to assess a property for its defects and issues.

On average our surveyors will spend two to three hours on a standard sized home to complete the full Level 3 RICS Building Survey, however, this can vary for a number of reasons.

It may be that there has been major works done to the property or a major defect is discovered and requires further investigation or access to all areas of the property is not immediately available. This is why our surveyors do not operate with time constraints – they stay on site as long as they need to complete the full inspection.
