A Home Buyer Survey - What does it cover?

A Home Buyers Survey is completed by a qualified RICS surveyor and delivers a visual inspection of the property in West Byfleet and the surrounding garden. The aim of the survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, is to identify potential risks or defects that you may not know are there such as cracks or damage to the structure of the property, subsidence, damp and infestations.

Subsidence Inspection

The surveyor will look for signs of subsidence within the property paying special attention to signs of cracking internally and to the external walls. As a rule, if you can fit the width of a 50p into a crack in a wall, it could be a sign of subsidence. Our surveyors will flag in their reports if they feel you need to instruct a structural engineer to review a crack further.

Damp Testing

There are numerous reasons why a property can be affected by damp. The Surveyor will take samples in the property using a damp meter and assess the condition of the property to provide a report on whether they feel the property is affected by damp. Further investigations maybe suggested including getting a damp and timber specialist.

Identify Infestations

Woodworm, mice, rats and ants are infestations that your don't want in your home. Your surveyor will look for visible signs of mouse droppings, damage to floor boards (when visible) and damage to wiring, carpets or skirting boards

Asbestos

Prior to its banned use, asbestos was a commonly used building material, particularly as part of cement products, floor tiles and roofing shingles. Asbestos was used for its durability and resistance to heat and is commonly found in artex ceilings, garage roofing and chimney stacks. Your surveyor will confirm if they suspect any materials in the property have asbestos and if so, suggest getting an asbestos surveyor to intrusively taking samples of the asbestos to confirm the type.

If the Home Buyers Survey flags up any of these defects then our surveyor explains what you need to do to get further advice on how to investigate them and get It resolved. 

If you are concerned about your property in West Byfleet has subsidence, or any other defects then you MUST get a Home Buyers Survey as the costs for repairing the defects can run into thousands of pounds. Survey tips for properties in West Byfleet


West Byfleet developed around the new station, originally called Byfleet and Woodham, when the railway arrived in 1887 and eventually its boundaries touched those of the original medieval Byfleet village.

There are large houses dating from the Victorian and Edwardian periods in Byfleet whereas West Byfleet's housing dates predominantly from the beginning of the 20th century and onwards.

The Old Avenue area, now designated a conservation area, has large family homes with architecture of various styles. Birchwood Road's properties were built mainly between 1910 and 1920 and has semi-detached houses as well as blocks of 2-bedroom flats.

Throughout the area, detached houses are in the majority, outnumbering all other types put together. There are period flats as well as new build flats, the latter can be found in areas like Camp Hill Road and Lavender Park Road and, as new builds, Help to Buy is available for them.

Buildings in areas to the south and west of West Byfleet, where they are in close proximity to the River Wey and its channels, have been subject to flood warnings and alerts, such as in Dartnell Park Road and Old Parvis Road.

Raised levels of noise pollution from roads in the West Byfleet area mainly centre around the M25, which runs to its west, affecting any streets nearby such as Woodham Lane and Loncin Mead Avenue.

Raised levels of noise from rail pollution accompany the railway line which runs on a southwest-northeast axis from West Byfleet station to Byfleet and New Haw station, affecting nearby streets such as Claremont Road and Camphill Road.

It therefore follows that noise levels are at their loudest generally around the point where the M25 crosses the railway line.

Why can’t I have a HomeBuyer Report on a thatched cottage?

Any property older than 70years/that has had the original fabric of the structure altered/or has a unique feature like a thatched roof is best catered for by a building survey.

The HomeBuyer Report comes in a standard format and anything that falls outside of that, such as an older property where the original build materials have decayed, won’t be adequately addressed and will require the bespoke nature of reporting that comes with a Building Survey.
