Top tips for a Addiscombe Home Buyers Survey

Addiscombe is an area to the northeast of Croydon in South London. It developed alongside the arrival of the railway in the 1830s.

There are a great variety of properties in the area, with Edwardian terrace houses, 1920s and 1930s semi-detached homes and 1970s flats all appearing in Havelock Road and Clyde Road for example.

Since early 2006 several parts of Addiscombe have been in the process of extensive regeneration, notably the addition of housing to the site of the former Black Horse Pub and the demolition of former Church Halls.

New builds in the area include Penhurst Square in Grant Road, which offers a mix of 1, 2, and 3-bedroom apartments, and 4-bedroom houses, some of which are available under the Help to Buy scheme.

All of Addiscombe's properties, for example in roads such as Clyde Road and Havelock Road, are built in an area where flood alerts are issued from time to time.

If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details).
Properties sometimes have issues with ground stability in certain locations in Addiscombe .

In a recent environmental search, taken out for a property in Masons Avenue, the report noted that there was a high potential for natural ground instability within 50m of the property.

This should not be taken to mean that the property in question actually suffered/suffers from subsidence however as "active subsidence will be dependent on local conditions, such as the proximity of trees or areas where trees have been removed, which require an inspection of the site to identify the nature of the ground on which the property is built."

Properties in some areas of Addiscombe are built in designated smoke control areas.

A recent local authority search done for a dwelling in Masons Avenue, noted that the property was in such a smoke control area.

Under the terms of Section 20 of the Clean Air Act 1993, smoke emissions from all buildings are prohibited unless an exemption has been made by the Secretary of State under Section 21 of the Act.

Home Buyers Survey - What does it cover?

A Home Buyers Survey is completed by a qualified RICS surveyor and delivers a visual inspection of the property in Addiscombe and the surrounding garden. The aim of the survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, is to identify potential risks or defects that you may not know are there such as cracks or damage to the structure of the property, subsidence, damp and infestations.

Level 2 HomeBuyer Report with a Valuation

A HomeBuyer Report, also known as a Home Buyers Survey, is generally suitable for:

  • Bungalows
  • Flats
  • Standard construction houses

The majority of Addiscombe's leasehold flats require only a RICS HomeBuyer Report but for any Victorian conversions, a Building Survey may well be required.
