"Competitively priced service, the agent I dealt with was very helpful. On the day of the survey itself I received a call from the surveyor to run through his initial findings. The quality of the report produced was excellent, very detailed and thorough. If needed I will be using SAM Conveyancing's services again in the future for sure."

Local Tip 1
All properties in Anerley, including in streets such as Bridgewood Close and Trenholme Road, are in an area which is subject to flood alerts from time to time.

If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details).

Local Tip 2
A recent Environmental Search indicated that a property on the road of High Street, London, SE20 7AR, was within 50m of an area with potential for natural ground instability.

The British Geological Survey has assessed the area of search as having moderate potential for natural ground instability. This does not necessarily mean there is cause for concern in terms of the property's stability. Active subsidence will be dependent on local conditions, such as the proximity of trees or areas where trees have been removed, which require an inspection of the site to identify the nature of the ground on which the property is built. A house buyers survey is advised to look for signs of property damage that may indicate poor natural ground conditions.

Local Tip 3
Overhead lines and phone masts can be contentious and may have a visual impact on the surrounding area.

A recent Environmental Search indicated that a property located on the Anerley High Street, London, SE20 7AR, is within 250m of overhead power lines or mobile phone masts.

Types of property in Anerley?

Anerley is an area of southeast London sitting at the base of Crystal Palace Park, which did not develop until after 1827 and received more impetus when Anerley railway station opened in 1839.

From the 1860s the residential area grew more rapidly with grand Victorian houses being built along Anerley Road – many of these have subsequently been converted into flats. Builders constructed more housing estates in the mid-20th century of standard construction semi-detached and terrace houses mainly.

Anerley was bombed during the 2nd world war which necessitated housing replacements which continued up to the 70s, with streets such as Bridgewood Close, near the station, being built with low-rise flats.

New build apartments are available in Worbeck Road and Penge High Street, which is nearby.

RICS Level 2 Home Survey with a Valuation

A RICS Level 2 Home Survey, which used to be called the HomeBuyer Report or a Home Buyer Survey, is generally suitable for:

  • Bungalows
  • Flats
  • Standard construction houses

The majority of Anerley's leasehold flats require only a RICS HomeBuyer Report but for any Victorian conversions, a Building Survey may well be required.
