Top tips for a Baldock Home Buyers Survey

Baldock is a market town in Hertfordshire founded by the Knights Templar in the 1140s who originally built the Parish Church of St Mary in 1150, which was subsequently rebuilt around 1330 by the Knights Hospitaller.

The modern layout of the town and many buildings in the centre date from the 16th century, with the oldest dating back to the 14th century.

The Wynn almshouses, in the High Street, were founded in 1621 and the railway arrived in 1850, causing a spur to housing development.

Located to the east of the town there is a large residential estate that was built in several phases during the 20th century.

Most of the housing is yellow brick Victorian terracing, built between the town centre and the railway station. Some 20th century housing has been built in this infill area, probably on old Victorian terrace sites.

Immediately South of the railway station are 1930's semis and 1970's 5 bedroom mock Georgian houses.

New developments include new houses and apartments in Station Road and coach houses in Hadrian Way.

Properties in Baldock which are built in close proximity to some of the feeders and tributaries of the River Ivel, including in streets such as North Road and Norton Mill Lane, are in an area which is subject to flood alerts from time to time.

If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details).
Properties in some areas of Baldock may be affected by overhead power lines or mobile phone masts.

A recent environmental search carried out for a property in Coachmans Lane revealed that there were overhead power lines or mobile phone masts located within 250m of the dwelling.

Overhead power lines and phone masts can be contentious and additionally may have a visual impact on the surrounding area.
Some properties in Baldock are located nearby to existing or proposed sites for wind farms or wind turbines.

A recent environmental search carried out for a property in Coachmans Lane for example, flagged up that the property was built within 4km of existing or proposed wind farms or turbines.

The location of wind farms or turbines can be contentious due to visual and auditory impact.

Home Buyers Survey - What does it cover?

A Home Buyers Survey is completed by a qualified RICS surveyor and delivers a visual inspection of the property in Baldock and the surrounding garden. The aim of the survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, is to identify potential risks or defects that you may not know are there such as cracks or damage to the structure of the property, subsidence, damp and infestations.

Level 2 HomeBuyer Report with a Valuation

A HomeBuyer Report, also known as a Home Buyers Survey, is generally suitable for:

  • Bungalows
  • Flats
  • Standard construction houses

The majority of Baldock's leasehold flats require only a RICS HomeBuyer Report but for any Victorian conversions, a Building Survey may well be required.
