Top tips for a Hatfield Home Buyers Survey

Hatfield is a town in Hertford and dates back to the Saxon era and was one of the post-war new towns built around London; it has plenty of modernist architecture from the 1950s, which shows in its houses and flats, and has increased in population in recent times considerably due to its fast railway links to Central London.

It is centred on Hatfield House, built in 1608 largely on the older Hatfield Palace, built in 1497.

The town's housing increased considerably when the de Havilland airfield and aircraft factory was opened there in 1930, which was taken over by Hawker Siddeley in 1960, which was merged into British Aerospace in 1978; the site eventually closed in 1993.

Many local streets and pubs bear testimony to this aspect of Hatfield's past – Comet Way, The Airfield and Dragon Road.

The new town was centred on St Alban's Road, not Old Hatfield, which still retains its village character and has some surviving period properties from eras like the Georgian and Victorian.

The town is currently having more redevelopment, with at least 275 flats planned.

Properties in Hatfield which are built in the vicinity of the River Lea and its tributaries/channels, such as Hertford Road, are subject to flood warnings from time to time.

If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details).
Properties sometimes have issues with ground stability in certain locations in Hatfield.

In a recent environmental search, taken out for a property in Hillside, the report noted that there was a high potential for natural ground instability within 50m of the property.

This should not be taken to mean that the property in question actually suffered/suffers from subsidence however as "active subsidence will be dependent on local conditions, such as the proximity of trees or areas where trees have been removed, which require an inspection of the site to identify the nature of the ground on which the property is built."

Properties in various parts of Hatfield, including streets such as Hillside and Hillcrest, may well be affected by the Department of Transport and Transport for London scheme .

If you are buying a property in the area and this is of concern to you, you may well wish to consider purchasing an Energy & Infrastructure Report. or a report specific to either of the two rail schemes mentioned.

Home Buyers Survey - What does it cover?

A Home Buyers Survey is completed by a qualified RICS surveyor and delivers a visual inspection of the property in Hatfield and the surrounding garden. The aim of the survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, is to identify potential risks or defects that you may not know are there such as cracks or damage to the structure of the property, subsidence, damp and infestations.

Level 2 HomeBuyer Report with a Valuation

A HomeBuyer Report, also known as a Home Buyers Survey, is generally suitable for:

  • Bungalows
  • Flats
  • Standard construction houses

The majority of Hatfield's leasehold flats require only a RICS HomeBuyer Report but for any Victorian conversions, a Building Survey may well be required.
