"Competitively priced service, the agent I dealt with was very helpful. On the day of the survey itself I received a call from the surveyor to run through his initial findings. The quality of the report produced was excellent, very detailed and thorough. If needed I will be using SAM Conveyancing's services again in the future for sure."

Local Tip 1
All of New Cross is an area where flood alerts are issued from time to time and flood warnings are issued for dwellings in streets to the area's north from time to time, in streets such as New Cross Road and Sanford Street.

If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details).

Local Tip 2
According to the UK Government's Public Health England, some parts of New Cross, including streets such as Dixon Road and Laurie Grove, are in a raised radon area, with properties built there having a higher probability than average of experiencing ground Radon emissions.

The raised Radon area has a maximum radon potential of 1-3% (the percentage is the chance of a property being built where Radon emissions might measure above the action level).

If you are concerned that a property you are buying is in an area of raised Radon, please click to visit Public Health England's UK Radon Map. Click also to find out more about Radon, Radon property searches and much more.

Local Tip 3
A recent Environmental Search for a property on Oak Hill Gardens, Woodford Green, Essex, IG8 9DY, is 250m of an area that is likely to be impacted by environmental constraints. This means that there may be constraints on property or land developments or alterations due to areas which have been designated as having environmental or historical importance;.

Types of property in New Cross?

New Cross is a district of Lewisham in southeast London and hosts Goldsmiths College of the University of London, which was originally the Royal Naval School, established in 1843. Goldsmiths also uses the former Deptford Town Hall in 1903-5 in the Edwardian Baroque style. The fire station was built in 1893-4.

Much of the property in the area is from the late Victorian era – there are large Victorian homes and the conservation areas of New Cross around Telegraph Hill and Brockley around Hilly Fields provide sought after, grand double fronted Victorian villas. Conversions are available, but many of the properties remain as undeveloped family homes.

The council built houses in the area from the 1920s and after the 2nd world war, along with private builders, the council built houses to replace those destroyed by German bombing raids. These estates include, among others, the Erlanger Road Estate, the Kender Street Estate, the Malpas Road Estate, the Shardeloes Road Estate and the Winslade Estate.

There are new build developments in Tanners Hill, comprising 1, 2 and 3-bedroom apartments and some are sold under shared ownership.

RICS Level 2 Home Survey with a Valuation

A RICS Level 2 Home Survey, which used to be called the HomeBuyer Report or a Home Buyer Survey, is generally suitable for:

  • Bungalows
  • Flats
  • Standard construction houses

The majority of New Cross's leasehold flats require only a RICS HomeBuyer Report but for any Victorian conversions, a Building Survey may well be required.
