"Competitively priced service, the agent I dealt with was very helpful. On the day of the survey itself I received a call from the surveyor to run through his initial findings. The quality of the report produced was excellent, very detailed and thorough. If needed I will be using SAM Conveyancing's services again in the future for sure."

Properties in New Southgate, built close to Pymmes Brook, in streets such as Wilmer Way and Ashridge Gardens, are in an area where flood warnings and alerts are issued from time to time.

If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details).

Local Tip 2
Properties in some areas of New Southgate may be affected by being built on or close to contaminated land or land which may be contaminated.

A recent environmental search carried out for a property in Sycamore Hill revealed that the property was within 500m of land which may be contaminated. The risk factors listed included London N10,Land at Friern Hospital, Former East Barnet Sewage Works Pinkham Way and Finchley Road Sewage Works Raer of Tesco Stores.

Suspected contaminated land may have many implications for a property built on or it and, if this is flagged up, the report sets down the next steps you should take.

Local Tip 3
Properties sometimes have issues with ground stability in certain locations in New Southgate.

In a recent environmental search, taken out for a property in Sycamore Hill, the report noted that there was a moderate potential for natural ground instability within 50m of the property.

This should not be taken to mean that the property in question actually suffered/suffers from subsidence however as "active subsidence will be dependent on local conditions, such as the proximity of trees or areas where trees have been removed, which require an inspection of the site to identify the nature of the ground on which the property is built."

Types of property in New Southgate?

New Southgate is a suburb to the southeast of Barnet Borough in North London. It centres on what was the hamlet of Betstile, hence Betstyle Road and Betstyle Circus being names of streets in the area.

It developed from being a hamlet when the railway arrived in the form of the then Colney Hatch railway station. Betstyle Lodge appeared around this time; the Railway Hotel opened on Friern Barnet Road in 1856 and a gasworks was built to the south of the station in 1858.

Much good quality housing was built by 1867, i.e. the mid-to-late Victorian period, with its terrace houses, but there was a stigma attached to living in or near Colney Hatch because of its then lunatic asylum.

The North Circular Road was completed by 1929, bringing more house¬building in its wake. To replace houses damaged or destroyed in the war or just run down, municipal dwellings were built, starting with the construction of tower blocks in Highview Gardens in 1959 and further building of semi-detached and terrace housing and flats up to the mid-1970s.

The redevelopment of the Ladderswood Way estate is due to be completed by the end of 2017 and new build developments include the new houses and apartments in Montmorency Park off Telford Road.

RICS Level 2 Home Survey with a Valuation

A RICS Level 2 Home Survey, which used to be called the HomeBuyer Report or a Home Buyer Survey, is generally suitable for:

  • Bungalows
  • Flats
  • Standard construction houses

The majority of New Southgate's leasehold flats require only a RICS HomeBuyer Report but for any Victorian conversions, a Building Survey may well be required.
