Expert Tip: Review Unapproved Extensions and Alterations
Many homes in Normandy have undergone undocumented extensions, loft conversions, or structural alterations over the years which may lack proper building control sign-off.
Your RICS surveyor will highlight any structural irregularities or removed chimney breasts, and your conveyancer will request the necessary completion certificates from the local authority.

Local Tip: Subsidence
Flooding is known to affect various locations around Normandy. During heavy downpours, apparently all floodwater from the hill in Westwood Lane and fields (South of the railway embankment) eventually discharges into the culvert at the corner on the south side of the Lane outside Meadow View (flooded out on 3 separate occasions). Normandy is also known for subsidence issues, due to its clay soils.

Local Tip: Damp
A RICS surveyor will always give an overall opinion on a property surveyed in Normandy, to make sure any issues are summarised 'in a nutshell'.
A recent RICS HomeBuyer Report conducted on a property in Orchard Close noted the following overall opinion from the surveyor:
"The property is generally in satisfactory condition, although there are numerous elements requiring maintenance or minor repair. The vinyl floor tiles in the built-in hallway cupboard may contain asbestos. Boundaries require maintenance."

Local Tip: Asbestos
Raised levels of noise pollution from roads in Normandy area mainly centre around the main Guildford Road and the main roads coming off it such as Glaziers Lane.

RICS Level 2 Home Survey with a Valuation
A RICS Level 2 Home Survey, which used to be called the HomeBuyer Report or a Home Buyer Survey, is generally suitable for:
- Bungalows
- Flats
- Standard construction houses
The majority of Normandy's leasehold flats require only a RICS HomeBuyer Report but for any Victorian conversions, a Building Survey may well be required.
RICS Level 3 Building Survey
A Level 3 Home Survey, also known as a Building Survey or a full structural, is the most comprehensive visual inspection a RICS surveyor can provide on a property in Normandy. It is suitable for:
- complex buildings, for example those that have been extensively extended and altered
- unique or older historic properties
- properties in poor condition; or
- those where the client is planning to carry out extensive repair and refurbishment work.
