"Competitively priced service, the agent I dealt with was very helpful. On the day of the survey itself I received a call from the surveyor to run through his initial findings. The quality of the report produced was excellent, very detailed and thorough. If needed I will be using SAM Conveyancing's services again in the future for sure."

HomeBuyers Report Wakefield
Local Tip 1
Properties in Wakefield built close to major water courses such as the River Calder and Ings Beck, in streets such as Avondale Street and Thornes Lane, are in an area where flood warnings and alerts are issued from time to time.

If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details).

Local Tip 2
Properties sometimes have issues with ground stability in certain locations in Wakefield.

In a recent environmental search, taken out for a property in Dewsbury Road, the report noted that there was a man made ground instability within 25m of the property.

This should not be taken to mean that the property in question actually suffered/suffers from subsidence however as "active subsidence will be dependent on local conditions, such as the proximity of trees or areas where trees have been removed, which require an inspection of the site to identify the nature of the ground on which the property is built."

Local Tip 3
Some properties in Wakefield are located nearby to areas to be explored for their energy potential by the oil & gas industry – they must be licensed by the Oil and Gas Authority – and such exploration includes areas subject to hydraulic fracturing ("fracking") investigation.

A recent environmental search carried out for a property in Dewsbury Road for example, flagged up that the property was:

  • built within 4km of an area licensed for onshore energy exploration and production;
  • built within 4km of an area that has been offered for licensing for the onshore exploration of oil and gas by the Oil and Gas Authority; and
  • built within 4km of a well used for energy exploration or extraction.

RICS Level 2 Home Survey with a Valuation

A RICS Level 2 Home Survey, which used to be called the HomeBuyer Report or a Home Buyer Survey, is generally suitable for:

  • Bungalows
  • Flats
  • Standard construction houses

The majority of Wakefield's leasehold flats require only a RICS HomeBuyer Report but for any Victorian conversions, a Building Survey may well be required.
