During a recent property purchase in Poplar, our conveyancing solicitor reviewed the title register and noted that the rights to 'mines and minerals' under the property were excepted (meaning they are owned by a third party), with no provision for compensation if surface damage occurred. This is common in historical mining areas, but mortgage lenders view it as a severe risk to their security. To protect the buyer and satisfy the lender, we raised the following strict enquiry:
