Home Buyer Survey - What does it cover?

Our RICS Surveyor, during a Home Buyers Survey in Cheshire, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, inspects both the inside and the outside of your property and searches in particular for subsidence, damp, infestations and any cracks or other damage to the property. If your Home Buyers Survey highlights concerns relating to any of these defects your surveyor explains what the issue is in detail and provides a recommendation as to what you should do to further investigate. An example of this is if your surveyor spots signs of damp within the property. Over 5,000 properties a week in the UK have damp proofing laid to combat the issue of rising damp and home buyers fear seeing mould, peeling wall paper and sodden floors as these are all tell-tale signs of rising damp.

If your property is showing these signs and your surveyor notes using their damp monitor that there is damp internally they'll advise you to get a damp specialist to attend the property, confirm the issue advising whether it is rising damp and quote for the costs in repairing with damp proofing.

If you're looking at buying a home in Cheshire which is showing signs of damp, or any other defects then you MUST get a Home Buyers Survey. The costs for repairing the defects can run into thousands of pounds; however, If you can identify the problem before you purchase then you can get quotes for fixing it and either share the costs with the seller, or, in worst case examples, choose not to proceed.

Home Buyer Survey tips for buying in Cheshire


Cheshire's distinctive local red sandstone has been used for many monumental and ecclesiastical buildings throughout the county: for example, the medieval Beeston Castle, Chester Cathedral and numerous parish churches.

Many surviving buildings from the 15th to 17th centuries are timbered, particularly in the southern part of the county. Notable examples include the moated manor house Little Moreton Hall, dating from around 1450, and many commercial and residential buildings in Chester, Nantwich and surrounding villages.

Early brick buildings include Peover Hall near Macclesfield (1585), Tattenhall Hall (pre-1622), and the Pied Bull Hotel in Chester (17th-century). From the 18th century, orange, red or brown brick became the predominant building material used in Cheshire, although earlier buildings are often faced or dressed with stone. Examples from the Victorian period onwards often employ distinctive brick detailing, such as brick patterning and ornate chimney stacks and gables. Notable examples include Arley Hall near Northwich, Willington Hall[33] near Chester (both by Nantwich architect George Latham) and Overleigh Lodge, Chester.

You can find many more modern – and standard – types of buildings in the larger towns such as Warrington, Runcorn and Crewe, with many semi-detached, detached and terraced properties built in the 1930s and onwards with a number of council estates.

Properties in Cheshire which are built in close proximity to the coast and to the Rivers Churnet, Tean, Sow and Penk, in streets such as Churnet View Road and St Michaels Road, are in an area where flood warnings and flood alerts are issued from time to time.

According to the UK Government's Public Health England, some parts of Cheshire, particularly to its west, including streets such as Shotton Road, Old Aston Hill and Holywell Road (around the village of Ewloe), are in a raised radon area, with properties built there having a higher probability than average of experiencing ground Radon emissions.

The raised Radon area has a maximum radon potential of greater than 30% (the percentage is the chance of a property being built where Radon emissions might measure above the action level).

If once the Building Surveyor turns up to complete the survey, they feel the property does not suit the type of survey purchase, the surveyor will inform the client and the survey will not take place.
