Top tips for a Clacton on Sea Home Buyers Survey

Clacton-on-Sea was founded in 1871 as a seaside resort and housing developed there mostly in the 20th century after London Road was built to cope with increased numbers in the 1920s. St John's Church is its oldest building; its nave dates to 1050 and it has been altered at various times in various places since then.

Clacton's popularity as a resort hit its peak between the 1950s and 1980s. Predominantly housing is semi-detached and terraced, built in various times in the 20th century, and there has been considerable redevelopment as can be seen by the modern buildings in the high street.

There are also a fair few detached properties, from moderate sizes to considerably grander, and bungalows, both detached and semi-detached, such as can be seen in Nightingale Way. You also find park homes, for example as can be seen in Jaywick Lane.

Dwellings in some of the land to the immediate southwest of Clacton and to its north east, such as in roads like Fleetwood Avenue and Pickers Way, are subject to flood warnings and alerts from time to time. There are many water courses in these areas, their sources derived from brooks like the Tendring Brook and the Weeley Brook and there are also a number of creeks.

If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details).
Some properties in Clacton-on-Sea are located nearby to existing or proposed sites for wind farms or wind turbines.

A recent environmental search carried out for a property in Knox Road, Clacton-on-Sea CO15 3SL, for example, flagged up that the property was built within 4km of existing or proposed wind farms or turbines.

The location of wind farms or turbines can be contentious due to visual and auditory impact.
A recent Environmental Search for a property in Olivers Close, Clacton-on-Sea CO15 3QX noted that there was a moderate potential for natural ground instability in the area within 50m of the property.

This finding did not necessarily mean that there was a cause for concern in terms of the property's stability: active subsidence depends on local conditions such as the proximity of trees. A house buyers survey is advised to look for signs of property damage that may indicate poor natural ground conditions.

EssexEssex is not only a coastal county (the North Sea is to its east) but a home county because it touches Greater London on its eastern borders. Its settlements vary from Colchester, which is very historical and used to be the capital of England as Camulodunum, to Southend, a seaside resort, to Basildon, which is a comparatively modern urban development. The western side of Essex hosts many London workers and there are fast rail links to, for example, Shenfield from London Liverpool Street which aid many city workers.

Essex's county town is Chelmsford (and is the county's only city), where Essex County Cricket Club are based. Essex hosts Stansted Airport and attractions such as the Lakeside Shopping Centre, near Thurrock and Epping Forest, a popular forest for camping and other activities. A large proportion of Essex's boundaries are water (the River Thames and the North Sea), the remainder includes Greater London, Hertfordshire, Cambridgeshire and Suffolk. Kent is across the River Thames to the south.

Do I get an aerial photograph of my property in the survey?

The HomeBuyer Report and Building Survey both assess the roof of the property by using 'high powered' binoculars from ground level and telescopic camera mounts to identify any possible issues with the roof.

Aerial photographs do not tend to lend any further useful information on a property especially as these can now be obtained from the internet by a general user and it be considered better use of a surveyor's time inspecting the property in person.
