Colindale is a suburb in northnorthwest London in Barnet Borough. It only developed from the beginning of the 20th century, but then expanded rapidly. By 1914 there was already some suburban housing between Colindale Avenue and Annesley Avenue, mostly to house the workers in local factories.

The tube arrived in 1923, providing a further spur to house-building and the siting of industrial units. By 1939 much of Colindale was semi-detached housing. Typical is the Colin Park Estate, around Colindeep Lane.

The British Geological Survey has assessed the area of search as having moderate potential for natural ground instability. This does not necessarily mean there is cause for concern in terms of the property's stability.
