A Home Buyer Survey - What does it cover?

A RICS Home Buyers Survey identifies many different defects or potential risks that can be found within a property and is an essential part of any home buying process.

The survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, is completed by a Royal Institution of Chartered Surveyors (RICS) registered surveyor so they are fully trained to provide you with the detail you need to buy your home.

Subsidence Inspection

The surveyor will look for signs of subsidence during the structural survey within the property paying special attention to signs of cracking internally and to the external walls. As a rule, if you can fit the width of a 50p into a crack in a wall, it could be a sign of subsidence. Our surveyors will flag in their reports if they feel you need to instruct a structural engineer to review a crack further.

Damp Testing

There are numerous reasons why a property can be affected by damp. The Surveyor will take samples in the property using a damp meter and assess the condition of the property to provide a report on whether they feel the property is affected by damp. Further investigations maybe suggested including getting a damp and timber specialist.

Identify Infestations

Woodworm, mice, rats and ants are infestations that your don't want in your home. Your surveyor will look for visible signs of mouse droppings, damage to floor boards (when visible) and damage to wiring, carpets or skirting boards

Asbestos

Prior to its banned use, asbestos was a commonly used building material, particularly as part of cement products, floor tiles and roofing shingles. Asbestos was used for its durability and resistance to heat and is commonly found in artex ceilings, garage roofing and chimney stacks. Your surveyor will confirm if they suspect any materials in the property have asbestos and if so, suggest getting an asbestos surveyor to intrusively taking samples of the asbestos to confirm the type.

Survey tips for properties in Godalming


Godalming has a Parish Church with an early Saxon chancel and a Norman tower. There are many period properties in the area, going back at least as far as the Georgian period, when Godalming was already a successful and growing market town. It grew further when the railway arrived in 1849.

There are 82 listed buildings in the town centre. There are Tudor timber framed buildings and 17th century brickwork buildings in the town centre. The former town hall, distinctive and octagonal and built in the 19th century, is often referred to as 'The Pepperpot'.

There are almost as many detached houses in the locale as semi-detached properties, many of these being very large, and there are plenty of examples of rows of Victorian terrace housing, such as can be seen in Brook Road and the Witley area.

Besides period flats, there are various modern developments, such as the College Green scheme near Godalming College, which offers shared ownership.

Properties built in close proximity to Hell Ditch and the River Wey water courses have sometimes been subject to flood warnings and alerts, such as in Meadrow, Chalk Road and Peperharow Road.

A RICS building survey considers the external joinery, including windows, in depth, and with suggestions about future courses of action, particularly useful if you're buying a property in Godalming.

A recent RICS building survey conducted on a property in Ormonde Road, noted the following: "The window to the side of the rear reception room comprises a single glazed timber picture unit. This door is weathered and, in order to prevent the onset of wet rot attack, requires rubbing down, prior to redecoration. The extent of the weathering is such that this window is at imminent risk from wet rot attack".

A recent environmental search carried out for a property in Bridge Street for example, flagged up that the property was:

  • built within 4km of an area licensed for onshore energy exploration and production; and
  • built within 4km of a well used for energy exploration or extraction.

What happens if your surveyor finds signs of damp?

If your RICS surveyor flags issues with damp during your defect survey then your next course of action is to contact a damp specialist. The damp surveyor will inspect internal and external walls and floorboards for visible signs of moisture using something called a moisture meter. Finally the surveyor will take a sample of the porous material by drilling into the wall, to see how damp it is.

If you are carrying out the damp survey as part of your due diligence before you buy the property, it is reasonable to ask the seller to cover the costs in your negotiations as the damp will have been worsening during the current owner's tenancy.
