Subsidence Inspection

The surveyor will look for signs of subsidence during the structural survey within the property paying special attention to signs of cracking internally and to the external walls. As a rule, if you can fit the width of a 50p into a crack in a wall, it could be a sign of subsidence. Our surveyors will flag in their reports if they feel you need to instruct a structural engineer to review a crack further.

Damp Testing

There are numerous reasons why a property can be affected by damp. The Surveyor will take samples in the property using a damp meter and assess the condition of the property to provide a report on whether they feel the property is affected by damp. Further investigations maybe suggested including getting a damp and timber specialist.

Asbestos

Prior to its banned use, asbestos was a commonly used building material, particularly as part of cement products, floor tiles and roofing shingles. Asbestos was used for its durability and resistance to heat and is commonly found in artex ceilings, garage roofing and chimney stacks. Your surveyor will confirm if they suspect any materials in the property have asbestos and if so, suggest getting an asbestos surveyor to intrusively taking samples of the asbestos to confirm the type. A damp meter is used in a HomeBuyers Report Great Bookham survey and the readings included within the report.

If the Home Buyers Survey flags up any of these defects then our Surveyor explains what you need to do to get further advice on how to investigate them and get It resolved.

If you are concerned about your property in Great Bookham having any other defects then you MUST get a Home Buyers Survey as the costs for repairing the defects can run into thousands of pounds.

If you can identify the defect before you purchase then you can get quotes for fixing it and either share the costs with the seller, or, in worst case examples, choose not to proceed.

Survey tips for properties in Great Bookham

Great Bookham is a Surrey village based on an original Saxon settlement. It expanded when the railway arrived in the mid-19th century. Polesden Lacey's house dates from the 17th century and Bookham Grove was built in the 18th century.

Property is highly varied with many Victorian properties and some large detached houses such as in Links Way and around the Church Road area, where there also a number of new build properties.

Properties in Great Bookham which are located in close proximity to the River Mole's tributaries, channels and feeders, in streets such Merrylands Road and Church Road/Little Bookham Street, are in areas which are subject to flood alerts from time to time.

If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details).

According to the UK Government's Public Health England, Bookham, including streets such as Littile Bookham Street and Ashley Close, is in a raised radon area, with properties built there having a higher probability than average of experiencing ground Radon emissions.

The raised Radon area has a maximum radon potential of 1-3% (the percentage is the chance of a property being built where Radon emissions might measure above the action level).

If you are concerned that a property you are buying is in an area of raised Radon, please click to visit Public Health England's UK Radon Map. Click also to find out more about Radon, Radon property searches and much more.

SurreySurrey is located in the south east of England and is well known for its high property prices and leafy areas. Guildford is the county town, however Surrey County Council can be found just up the A3 in the neighbouring town Kingston Upon Thames. It was in Dorking in Surrey at the White Horse where Charles Dickens wrote much of his Pickwick Papers and apparently based many of the characters on local people

The University of Surrey can be found in Guildford, however Surrey also hosts the Royal Holloway University of London (Egham), University of Law & Kingston University. HG Wells, writer of War of the Worlds, lived at Horsell Common in Woking in Surrey when he wrote the book and this is where, in the book, the Martians first land on Earth.

Is a Mortgage valuation a defect survey?

It is a common misconception that a mortgage valuation is a HomeBuyers Survey and this can leave home buyers exposed to high repair costs that could have been negotiated with the seller. A mortgage valuation is conducted by the lender’s surveyor to assess the value of the property and they do not provide a detailed report on structural defects.

A HomeBuyers Survey details defects and includes a full appraisal of the property independently to anyone else including the mortgage lender. You can use the information to obtain quotes to fix any defects and gives you the evidence to potentially share the costs with the seller.

Most savvy buyers make sure they get a HomeBuyers survey from an independent surveyor to make sure the property they are buying is free from defects. Call us on 01483 802 485 to get the best HomeBuyers survey for your property in Great Bookham.
