Top tips for a Herne Hill Home Buyers Survey

Herne Hill is an area of South London, sitting in two boroughs, Lambeth and Southwark. It grew extensively with the arrival of the railway in 1862. It hosts Brockwell Hall in Brockwell Park, built in 1831.

It has many Victorian, Edwardian and 1920s houses, with many divided into flats. Stradella Road has large detached double-fronted Edwardian houses and Carver Road has Twenties double-fronted semi-detached houses.

There are many different styles of Victorian houses in the Poets' Road conservation area in roads such as Chaucer Road, Spenser road, Shakespeare Road and Milton Road. The Sunray Estate off Red Post Hill has cottages built in an area governed by garden suburb principles and built between 1920 and 1922.

New build developments include new 4-bedroom terrace houses in Hinton Road and the 99 Thurlow Park Road scheme which has 3-bedroom duplexes.

All properties in Herne Hill, in streets such as Effindale Road and Fawnbrake Aveneue, are built in an area where flood alerts are issued from time to time.

If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details).
According to the UK Government's Public Health England, Herne Hill, including streets such as Carver Road and Herne Hill, is in a raised radon area, with properties built there having a higher probability than average of experiencing ground Radon emissions.

The raised Radon area has a maximum radon potential of 1-3% (the percentage is the chance of a property being built where Radon emissions might measure above the action level).

If you are concerned that a property you are buying is in an area of raised Radon, please click to visit Public Health England's UK Radon Map. Click also to find out more about Radon, Radon property searches and much more.
A property based in Herne Hill, Valmar Road, SE5 9NH has Overhead Power Lines or Mobile Phone Masts within 250m of it.

Overhead lines and phone masts can be contentious and may have a visual impact on the surrounding area.

LondonGreater London is an area which contains London, the capital of the United Kingdom (which itself centres on the Cities of London and Westminster) and a number of surrounding boroughs which are administered as London boroughs and which are the overall executive responsibility of the Mayor of London. It contains a large number of constituencies, each represented by an MP and it should be noted that these are not the same as nor even always continguous with the borders of the boroughs.

Many parts of Greater London were originally administered by the counties which surround London and these counties are often called the home counties. Enfield, for example, used to be classed as being part of Middlesex, but is now near the northern border of Greater London. Greater London's borders often coincide with a zone of 'green belt': areas where it has been decided that open spaces, parks, forests and wildlife reserves should act as a buffer against urban sprawl. London has numerous landmarks, anything from Big Ben and the Houses of Parliament to Karl Marx's grave in Highgate Cemetery.

Greater London contains more than 9 million inhabitants, a number growing daily, and as this is approximately 1/7 of the population of the UK, it can be seen that Greater Londoners have a large influence on the rest of the country politically and this is enhanced by the concentration of skilled workers gravitating towards the capital.

Home Buyers Survey - What does it cover?

A RICS Home Buyers Survey non-intrusively inspects both the external and internal structure of a property for matters which include; damp, subsidence, infestations, cracks and damage.

The goal of the Home Buyers Survey, whether the Building Survey (which used to be known as a Full Structural Survey) or the HomeBuyers Report, is to provide reassurance when buying a home and this is the case if you are considering buying a property in Herne Hill.

NB If you're a first time buyer, you might wish to click on What is a House Survey to find out more, including what happens during the inspection.

If your Home Buyers Survey highlights concerns relating to any of these defects your surveyor explains what the issue is in detail and provides a recommendation as to what you should do to further investigate. An example of this is if your surveyor spots signs of damp within the property. Over 5,000 properties a week in the UK have damp proofing laid to combat the issue of rising damp and home buyers fear seeing mould, peeling wall paper and sodden floors as these are all tell-tale signs of rising damp.

If your property is showing these signs and your surveyor notes using their damp monitor that there is damp internally they'll advise you to get a damp specialist to attend the property, confirm the issue advising whether it is rising damp and quote for the costs in repairing with damp proofing.

If you're looking at buying a home in Herne Hill which is showing signs of damp, or any other defects then you MUST get a Home Buyers Survey. The costs for repairing the defects can run into thousands of pounds; however, If you can identify the problem before you purchase then you can get quotes for fixing it and either share the costs with the seller, or, in worst case examples, choose not to proceed.

You can find a local RICS surveyor by using the search at the bottom RHS of this page.

Is a Mortgage valuation a defect survey?

Many people are not entirely sure about the difference between a mortgage valuation and a HomeBuyers Survey.

Your lender conducts its own valuation on the property in Herne Hill you intend to buy to check that it is lending you the right sum of money in relation to the property's value. It is not intended to examine any defects which might affect the property.

When you book a HomeBuyers Survey from us, as well as receiving an independent valuation of the property you wish to buy, the primary focus is to establish whether the property has any issues which you should know about, for example rising damp or subsidence, which might, particularly as time passes, end up requiring even tens of thousands of pounds to put right.

This knowledge is naturally of great use to you, given how much you are intending to spend. You might, on the strength of the information, provided, negotiate with the seller to contribute towards the costs of repairing the defects or even pull out buying the property entirely.

Most importantly, any HomeBuyers Survey is entirely for YOUR benefit and is independent of both your lender - if you are buying with a mortgage - and your vendor. Call 0207 112 5388 to get yours and to help your peace of mind.
