Newcastle-upon-Tyne, or Newcastle, is a city in Tyne and Wear in North East England and is the most populous city in the region. Its development started in Roman times and fragments of Hadrian's Wall are visible in parts of it, for example on the West Road.

The historic heart of Newcastle is the Grainger Town area, established on classical streets between 1835 and 1842, which contains some of Newcastle upon Tyne's finest buildings including Grainger Market, Theatre Royal, Grey Street, Grainger Street and Clayton Street. These buildings are predominantly four stories high, with vertical dormers, domes, turrets and spikes.

The Tyneside flat was the dominant housing form constructed at the time when the industrial centres on Tyneside were growing most rapidly and these terraces can still be found in areas such as South Heaton.

Council housing began to replace inner city slums in the 1920s, and the process continued into the 1970s, along with substantial private house building and acquisitions.

Significant Newcastle housing developments include Ralph Erskine's the Byker Wall designed in the 1960s.

New build developments include the apartments in Howard Street and Towers Avenue, West Jesmond; the detached houses in Gosforth, Whitehouse Farm and Killingworth and the twon houses in St Bartholomew's Court, Front Street Benton, among many others.

Properties in Newcastle-upon-Tyne which are built in close proximity to the River Tyne, in streets such as Sandhill and Quayside, are in areas where flood warnings and alerts are issued from time to time.

If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details).
Properties sometimes have issues with ground stability in certain locations in Newcastle-upon-Tyne.

In a recent environmental search, taken out for a property in Parmontley Street, the report noted that there was a man-made ground instability within 25m of the property.

This should not be taken to mean that the property in question actually suffered/suffers from subsidence however as "active subsidence will be dependent on local conditions, such as the proximity of trees or areas where trees have been removed, which require an inspection of the site to identify the nature of the ground on which the property is built."

Among many places of interest in the county are; Antony Gormley's famous 'Angel of the North' statue and the Beamish Museum, both in Gateshead; Hadrian's Wall, Jesmond Dene park, The Biscuit Factory and the Laing Art Gallery, all in Newcastle; Segedunum Roman Fort & Museum, Wallsend and St Mary's Island bird reserve, all in North Tyneside and the Museum and Winter Gardens in Sunderland.

There are 2 motorways in the county, the A1(M) and A194(M) and numerous trunk roads. The main transport hub is Newcastle, which offers fast, direct railway services to London King's Cross (duration around 3 hours) and many other major conurbations.

Coal was discovered in the area in 1234 and Newcastle became the first coal port in the world. The Gateshead Millennium Bridge in Gateshead is the first rotating bridge ever built in the world. Italian Revolutionary Guiseppe Garibaldi lived on Tyneside for a few months on his way to foment the Italian irredentist movement. He lived in Tynemouth and Blaydon, and the garibaldi biscuit was invented by local bakers to commemorate his stay!

If your Home Buyers Survey highlights concerns relating to any of these defects your surveyor explains what the issue is in detail and provides a recommendation as to what you should do to further investigate. An example of this is if your surveyor spots signs of damp within the property. Over 5,000 properties a week in the UK have damp proofing laid to combat the issue of rising damp and home buyers fear seeing mould, peeling wall paper and sodden floors as these are all tell-tale signs of rising damp.

If your property is showing these signs and your surveyor notes using their damp monitor that there is damp internally they'll advise you to get a damp specialist to attend the property, confirm the issue advising whether it is rising damp and quote for the costs in repairing with damp proofing.

Does the surveyor climb onto the roof of the property?

The surveyor carries with them a ladder that allows them access to areas above head height. Due to Health and Safety, a RICS surveyor is not allowed to go higher than 3 meters.

The surveyor will use powerful binoculars to inspect the roof of a property to see signs of damage to the roof, tiles, chimney, soffets and fascias.

Flat roofs can be inspected from opening a window in the property and looking out to view the same.

If there is a need for a closer inspection of the roof, then scaffolding will be required to be obtained to allow safe access to the roof. It is very rare for this type of survey to be completed during the purchase of a property.
