Top tips for a Princes Risborough Home Buyers Survey

Princes Risborough has had settlement dating back to before the 1086 Domesday survey.

The earliest remaining buildings are around Church Street and Market Square and date back to the 15th to 17th centuries. The town's population did not significantly expand until the late part of the 20th century, even though the railway arrived in the mid-19th century. Lining the High Street are tight knit ranges of 18th century, Georgian and Victorian buildings, executed in a variety of traditional materials.

The predominant style of building is two storey, with some the height of a cottage, and some taller as befitting their status when built. Most are red brick with tile or slate roofs. Some good shopfronts remain, but most are modern. There are examples of flared or vitrified header bond on some of facades of the 18th century buildings, a high status indicator.

There are any number of 20th century properties in the town, ranging from private estates to those muncipally built.

There are also a number of new build developments, from the 1 and 2 bedroom flats and 2,3 and 4 bedroom houses of Goodearl Place to the detached homes in Poppy Road.

Home Buyers Survey - What does it cover?

A RICS Home Buyers Survey is a visual inspection of the grounds and the internal/external structure of the property and identifies defects such as cracks or damage to the structure of the property, subsidence, damp and infestations.

Some of these defects you may not even see or know what to look for which makes getting a Home Buyers Survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, if you're thinking of buying a property in Princes Risborough, incredibly important.

NB If you're a first time buyer, you might wish to click on What is a House Survey to find out more, including what happens during the inspection.

The Home Buyer Survey will report on issues found, however you need to make sure that you choose the right Home Buyer Survey for your property because some defects require further detail and this is best served by booking a Building Survey.

You can find a local RICS surveyor by using the search at the bottom RHS of this page.

Can a RICS surveyor comment on the removal of a load bearing wall?

If the seller has removed a wall, or you are planning to remove a wall in the property then a RICS surveyor cannot definitively confirm if the wall is or is not load bearing because their inspection is only visual. The surveyor may give their opinion, however it will come with a caveat that you should obtain an intrusive assessment to confirm.

Before the removal of a load bearing wall, you should always instruct a local structural engineer in Princes Risborough to provide their definitive opinion on if the wall is or is not a load bearing wall.

Read more about load bearing walls here.
