A Home Buyer Survey - What does it cover?

A RICS Home Buyers Survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, non-intrusively inspects both the external and internal structure of a property for matters which include these, among others; damp, subsidence, infestations, cracks and damage.

If you are thinking of buying a property in Silvertown, it is vitally important to book a Home Buyers Survey for your peace of mind.

NB If you're a first time buyer, you might wish to click on What is a House Survey to find out more, including what happens during the inspection.

If the Home Buyers Survey shows up any such problems, our appointed surveyor will explain to you what you should do to get more in-depth information about the type and scope of the matter and what is required to fix it.

If you are worried about any defects that you think your property in Silvertown has, we strongly recommend you get a Home Buyers Survey as the cost of remedying the problem might grow to many thousands of pounds as time progresses.

Home Buyer Survey tips for buying in Silvertown

Silvertown's housing is predominantly from the modern era: it has been continually redeveloped variously because of a notable explosion, the blitz and regeneration schemes.

There are still 'survivals' from the 20th century – landmarks such as Georges (sic) Diner and the Graving Dock Tavern still stand, just about, even if they are disused. Some of the factory buildings still standing date back to the Victorian era such as some of those related to the K-S and W Warehouses and the Tate & Lyle sugar refinery.
Modern developments – and there are many, both already built and in the pipeline – include the riverside Royal Wharf flats development (3,385 units) and the Millennium Mills. /div>

Some properties in Silvertown's area may be subject to the affects of flooding from time to time.

A recent property conveyancing Environmental Search taken out for a property in Terry Spinks Place, London E16 1YH revealed that it was within 0 - 25 metres of a risk of river and surface water flooding.

The property therefore carries some risk of flood damage and higher insurance premiums required to guard against flooding events.

Although your RICS surveyor does not carry out any in-depth testing of utilities during an inspection for a HomeBuyers Report, they will flag up any suspicions they have given what is visible.

In a recent such report carried out on a property in Western Gateway, London E16 1AR, the surveyor noted that the extractor fan in the bathroom was not working (it was switched on) and that they were unable to find the isolator switch. They advised the client involved that they would have to repair the equipment soon.

A recent such report taken out for a property in Docklands Road, E16 2QU revealed that there were building control documents logged for it, which the solicitor can easily inspect (in this case, a rewire and repairs to the roofing were carried out satisfactorily).
London.pngGreater London is an area which contains London, the capital of the United Kingdom (which itself centres on the Cities of London and Westminster) and a number of surrounding boroughs which are administered as London boroughs and which are the overall executive responsibility of the Mayor of London. It contains a large number of constituencies, each represented by an MP and it should be noted that these are not the same as nor even always continguous with the borders of the boroughs.

Many parts of Greater London were originally administered by the counties which surround London and these counties are often called the home counties. Enfield, for example, used to be classed as being part of Middlesex, but is now near the northern border of Greater London. Greater London's borders often coincide with a zone of 'green belt': areas where it has been decided that open spaces, parks, forests and wildlife reserves should act as a buffer against urban sprawl. London has numerous landmarks, anything from Big Ben and the Houses of Parliament to Karl Marx's grave in Highgate Cemetery.

Greater London contains more than 9 million inhabitants, a number growing daily, and as this is approximately 1/7 of the population of the UK, it can be seen that Greater Londoners have a large influence on the rest of the country politically and this is enhanced by the concentration of skilled workers gravitating towards the capital.

My estate agent told me I don’t need a survey

Fortunately we only come across this on occasion. As we know, English Law puts the emphasis on the buyer in a conveyancing transaction to complete all reasonable checks on the property prior to exchange.

This is explained by the legal term caveat emptor  which is the principle that the buyer alone is responsible for checking the quality and suitability of goods before a purchase is made.

Although the estate agent’s intentions may be pure in advising against a survey, in the event of a buyer moving into a property and finding that there are defects that would have been identified in the simplest of RICS surveyor checks, there is no recourse to the estate agent after the fact.

If the surveyor does not identify any significant defects, then the buyer can complete the purchase with peace of mind, however if defects are identified then an informed decision can be made on whether to proceed with the purchase prior to being contractually tied in.

A survey does also on occasion provide an opportunity to renegotiate on price based on newly identified problems not spotted on first inspection.

An estate agent is paid on completion as is the vendor therefore their drivers for additional property checks are very different to those of the buyers’.
