Top tips for a Basildon Home Buyers Survey
Basildon is a large, new town created in 1948, its architecture is therefore nearly all modern. It has many tall structures – one of its first tall building was the Brooke House block of flats (built 1962, brutalist style, 14 storeys) in the town centre.
Of the few surviving buildings from earlier periods, St Nicholas Church of Laindon was built in the 13th century and Cromwell Manor near Pitsea railway station dates back to the 15th century.
Many redevelopments and plans to do so are afoot, with the estates of Craylands, Five Links and Felmores due to be refurbished and a proposal for creating a Dunton Garden Suburb, which may bring with it up to 6.000 new homes.
There are plenty of new build developments already in place, with large houses now built in streets like School Avenue, Dry Street and Ballards Walk. Some developments are shared ownership, such as Saffron Court in Saffron Drive.

If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details). | Properties in some areas of Basildon are built in designated smoke control areas. A recent local authority search done for a dwelling in Honeypot Lane, Basildon, SS14 2LJ, noted that the property was in such a smoke control area. Under the terms of Section 20 of the Clean Air Act 1993, smoke emissions from all buildings are prohibited unless an exemption has been made by the Secretary of State under Section 21 of the Act. | Road noise pollution in Basildon is at its highest normally along the A127/Southend Arterial Road, affecting nearby streets such as Hovefields Drive and Harrow Road and particularly where the A127 intersects with the A130. Home Buyers Survey - What does it cover?
A Home Buyers Survey is completed by a qualified RICS surveyor and delivers a visual inspection of the property in Basildon and the surrounding garden. The aim of the survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, is to identify potential risks or defects that you may not know are there such as cracks or damage to the structure of the property, subsidence, damp and infestations.
