Bradford is a city in West Yorkshire and has a rich history, particularly in connection with textile manufacture in the 19th century during the latter phase of the Industrial Revolution.

Bradford Cathedral has a long history; it has been rebuilt or repaired various times over the period 1400 – 1965 but it has been a site for Christian worship since the 8th century.

During the period 1820 – 1850, waves of various immigrants increased the city's population, particularly in the Broomfields and Manningham areas. Latterly, the wards of Bradford Moor, City, Little Horton, Manningham and Toller have seen much Asian immigration which has been a spur to house building.

The city has some excellent period survivals in terms of its buildings, particularly from the Victorian period, although developers in the 1960s and 1970s destroyed much older housing stock. Much private and municipal housing was built in the 20th century and construction has occurred steadily up to recent times.

New build developments in Bradford include the terraced houses in Baildon (Berry Close, Berry Drive) and the detached houses in Cross Lane, Birkenshaw. Help to Buy has frequently been used by people to buy new builds in the area.

How long does the survey take?

The time necessary to carry out a survey is relative to each property.

Naturally a 6 bed, old Victorian property will take longer to survey than a newly built 1 bed flat as there’s more ground to cover and more defects to look out for.

A conservative estimate of around 2 hours can be used as a rough guideline, however the surveyor will spend as much time in the property as necessary in order to make sure all present defects are commented on.

The building surveyor must spend an appropriate amount of time at the property so that they can provide the complete scope of work set out by the RICS for the HomeBuyer Report and the Building Survey.
