Top tips for a Braintree Home Buyers Survey

Braintree has many Victorian properties which were built when people moved into the area in large numbers on the back of the success of its silk manufacturing in the 19th century in which the town developed largely into the town we see today. Victorian town houses and other terrace houses can be found on Mary Ruck Way and Church Street. Larger properties from this era are situated on Sunnyside and Harold Road. There are also large Edwardian terrace properties on Grenville Road and New London Road.

New developments in and around the town include those in Notley Grange which has two to five bedroom houses. There are other new builds dotted around the town including those in Panfield and on Coggeshall Road in Ushers Meadow.

There are two rivers running through Braintree - the River Brain and the River Blackwater. Because of this, properties in Braintree may be subject to flood alerts every so often. Properties such as these include those on St. Johns Avenue and Mill Park Drive, both by the River Brain, as well as River Mead and Blackwater Way, both by the River Blackwater.

If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details).
Braintree is in an area of raised noise pollution because of th dual carriageways within the town. Streets near these larger roads such as Goldingham Drive, Meadow Park and Bridport Way may be affected.
A recent environmental search carried out for a property in Witham, which is a nearby town, showed there was a moderate potential for ground instability within 50m of the property. The survey claimed subsidence will be dependent on local conditions, so this could also be and issue for Braintree.

Essex.pngEssex is not only a coastal county (the North Sea is to its east) but a home county because it touches Greater London on its eastern borders. Its settlements vary from Colchester, which is very historical and used to be the capital of England as Camulodunum, to Southend, a seaside resort, to Basildon, which is a comparatively modern urban development. The western side of Essex hosts many London workers and there are fast rail links to, for example, Shenfield from London Liverpool Street which aid many city workers.

Essex's county town is Chelmsford (and is the county's only city), where Essex County Cricket Club are based. Essex hosts Stansted Airport and attractions such as the Lakeside Shopping Centre, near Thurrock and Epping Forest, a popular forest for camping and other activities. A large proportion of Essex's boundaries are water (the River Thames and the North Sea), the remainder includes Greater London, Hertfordshire, Cambridgeshire and Suffolk. Kent is across the River Thames to the south.

Is a Mortgage valuation a defect survey?

When you get a mortgage your mortgage lender requires you to pay for a survey valuation of the property.

The aim of this survey is to give the mortgage lender reassurance that the property is worth what you are paying.

Although you pay for the mortgage valuation survey, it belongs to the mortgage lender and often you won't be allowed to see it.

It is paramount that when buying a property in Braintree, Rayne or Black Notley you get your own HomeBuyers Survey that reports on defects or potential issues with the property; either a HomeBuyers Report or a Building Survey.

Buying without a survey could leave you exposed to any repair costs or defects that you didn't spot. Defects such as subsidence can cost thousands to repair and would affect your future sale price if not repaired.

A HomeBuyer Survey will give you reassurance to buy your new home without worrying about what is in the closet.

If you aren't sure what you should do or which HomeBuyer Survey to get call us on 0333 344 3234 and we'll talk you through the options - this is what we do!
