Top tips for a Tower Hamlets Home Buyers Survey

Tower Hamlets is home to Canary Wharf which has some of the highest buildings in London. One Canada Square is the second tallest building at 235m, the first being the Shard. This means most of the housing within Canary Wharf consists of high-end, modern flats such as those in the Baltimore Wharf development and the Equinox Building. Other than flats, terrace houses reside on Tredegar Square and Cold Harbour. Older detached properties can be found on Union Drive and Grand Union Terrace.

As Tower Hamlets is on the River Thames, streets within the borough are sometimes subject to flood alerts and warnings. This includes most of Canary Wharf and streets such as Stainsbury Road and Cotall Street that are close to the Limehouse Cut canal.

If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details).
Tower Hamets is in a very central location and so is in an area of raised noise pollution. The primary sources of the noise pollution are the A1261, Burrdett Road and the A11. Streets such as Wellington Way, Locksley Street and Newby Place may be affected.
According to the UK Government's Public Health England, the south of Tower Hamlets, including streets such as Poplar High Street and Cable Streets, is in a raised radon area, with properties built there having a higher probability than average of experiencing ground Radon emissions.

The raised Radon area has a maximum radon potential of 1-3% (the percentage is the chance of a property being built where Radon emissions might measure above the action level).

If you are concerned that a property you are buying is in an area of raised Radon, please click to visit Public Health England's UK Radon Map. Click also to find out more about Radon, Radon property searches and much more.

Home Buyers Survey - What does it cover?

A Home Buyers Survey is completed by a qualified RICS surveyor and delivers a visual inspection of the property in Tower Hamlets and the surrounding garden. The aim of the survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, is to identify potential risks or defects that you may not know are there such as cracks or damage to the structure of the property, subsidence, damp and infestations.

Level 2 HomeBuyer Report with a Valuation

A HomeBuyer Report, also known as a Home Buyers Survey, is generally suitable for:

  • Bungalows
  • Flats
  • Standard construction houses

The majority of Tower Hamlets's leasehold flats require only a RICS HomeBuyer Report but for any Victorian conversions, a Building Survey may well be required.
