Top tips for a West London Home Buyers Survey
West London has many different styles of properties, from the Georgian homes around Ladbroke Grove to the Victorian terraces around Portobello Road to the 1930s estates which mainly host semi-detached houses such as you find in places like Hillingdon.
The further you go in towards London's centre, the more Georgian and Victorian properties you generally find – and the more expensive they generally become(!) Areas like Hayes and Southall developed greatly in the 20th century, when they contained large industrial areas, and with the decline of industry, many of the land which was previously used has often been redeveloped into residential areas.
You can find many new developments in many different areas such as the purpose built low-rise student accommodation for Thames Valley University which you find at the back of the Clayponds Estate in South Ealing/Brentford.
Brutalist architecture has also featured in various parts of West London such as used to be found in the Chalkhill and Stonebridge estates in Brent, but many of the towers have been knocked down and the housing redeveloped. You can still see some brutalist architecture – mainly built in the 1960s and 1970s – in places like Granges car park in Uxbridge.

Properties in West London which are built near to water courses such as the Rivers Thames, Brent, Colne, Pinn and the Grand Union Canal are subject to flood warnings and alerts from time to time. If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details). | Some properties in West London are located nearby to existing or proposed sites for wind farms or wind turbines. A recent environmental search carried out for a property in Niagara Avenue, W5 4UD for example, flagged up that the property was built within 4km of existing or proposed wind farms or turbines. The location of wind farms or turbines can be contentious due to visual and auditory impact. | Properties in some areas of West London are built in designated smoke control areas. A recent local authority search done for a dwelling in Stanley Road, W3 8FE noted that the property was in such a smoke control area. Under the terms of Section 20 of the Clean Air Act 1993, smoke emissions from all buildings are prohibited unless an exemption has been made by the Secretary of State under Section 21 of the Act. |

Home Buyers Survey - What does it cover?
A Home Buyers Survey is completed by a qualified RICS surveyor and delivers a visual inspection of the property in West London and the surrounding garden. The aim of the survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, is to identify potential risks or defects that you may not know are there such as cracks or damage to the structure of the property, subsidence, damp and infestations.
