Some parts of Ampthill might be affected by existing or proposed wind farms or wind turbines. A recent Environmental Search Report taken out for a property in Sollars Way, MK45 3GA noted that it was built within 4km of existing or proposed wind farms or wind turbines. The location of wind farms can have an impact on the surrounding area due to the size of the turbines and the inconvenience of where the turbines are placed.
Some properties in Ampthill's area may be affected by ground instability. A recent Environmental Search report taken out for a property in Sollars Way, MK45 3GA indicated a moderate potential for natural ground instability within 50m of the property.

You are always to buy a property survey for a home you are thinking of purchasing to identify the nature of the ground on which the property is built. You can find out further information via an Environmental Property Search Report (click for more details).
Some properties in surrounding areas in Ampthill such as can be found in Lea Road, Arthur Street and Queens Road have a medium (1% - 3.35%) chance of surface flooding each year.

Depending on where in Ampthill you are thinking of buying, your solicitor may advise that you get a Flood Risk Report (click to find out more).

BedfordshireBedfordshire is often abbreviated to Beds and is a county located to the East of England. It is a ceremonial county and a historic county, covered by three unitary authorities: Bedford, Central Bedfordshire, and Luton. Bedfordshire is bordered by Cambridgeshire to the northeast, Northamptonshire to the north, Buckinghamshire to the west and Hertfordshire to the southeast.

Bedford itself is halfway between Oxford and Cambridge and a railway line nicknamed the Varsity or Brain Line used to connect the two universities. Bedfordshire contains the Chiltern Hills, an area of outstanding natural beauty, as well as Woburn Abbey and Safari Park. John Bunyan, author of the Pigrim's Progress, was from the county (born Elstow, just south of Bedford) and actually spent 12 years in Bedford Gaol for his nonconformist views regarding the restoration of the monarchy!

What happens if the conveyancing falls through before the survey takes place will I get a full refund?

If you need to cancel the survey for any reason at all you need to ensure that you have given the surveyor 48 hours’ notice before the survey takes place. If the surveyor has 48 or more hours’ notice then you will be provided with a full refund.

If however you only give the surveyor 24 hours’ notice then there will be a penalty of £50 due to the fact that the surveyor will not be able to fill that slot in time.

If you cancel on the same day as the Survey Date, or any time after the surveyor has attended the property then no refund is due however the report will be delivered in accordance with the terms agreed with the surveyor.
