Top tips for a Ewell Home Buyers Survey

Ewell is on the line which separates the chalk of the North Downs and London Clay. The rural area developed somewhat after 1847 when the railway arrived but larger influxes of people only occurred in the 20th century.

Most of the housing consists of 1930s and 1940s semi-detached houses but there are some surviving properties from the Edwardian, Victorian and earlier periods. There are a number of listed buildings, particularly from the Victorian period, including the St Mary the Virgin parish church, consecrated in 1848.

There are also many modern houses and flats and the locale is set to have various new developments, such as the Nescot College site, Ethel Bailey Gardens and Hollmoor Lane. All three of these will offer some affordable housing and properties which can bought under shared ownership.

According to the UK Government's Public Health England, much of Ewell is in a raised Radon area, in streets such as Dudley Grove and Woodcote Close, with properties built there having a higher probability than average of experiencing ground Radon emissions.

If you are concerned that a property you are buying is in an area of raised Radon, please click to visit Public Health England's UK Radon Map. Click also to find out more about Radon, Radon property searches and much more.
Rainwater pipes and gutters are reviewed within section E3 of the HomeBuyer Report. The Building Surveyor will make reference to the material used, most often upvc on newer properties in Ewell, and if there are any signs of leaking to the fascias below the guttering and if falls appear to be adequate.
Small readings of radon gas, more commonly associated to mining areas in the South West of England, can be found in certain roads in Ewell:

SurreySurrey is located in the south east of England and is well known for its high property prices and leafy areas. Guildford is the county town, however Surrey County Council can be found just up the A3 in the neighbouring town Kingston Upon Thames. It was in Dorking in Surrey at the White Horse where Charles Dickens wrote much of his Pickwick Papers and apparently based many of the characters on local people

The University of Surrey can be found in Guildford, however Surrey also hosts the Royal Holloway University of London (Egham), University of Law & Kingston University. HG Wells, writer of War of the Worlds, lived at Horsell Common in Woking in Surrey when he wrote the book and this is where, in the book, the Martians first land on Earth.

Home Buyers Survey - What does it cover?

A Home Buyers Survey involves an examination of the structure of the inside and the outside of a property aimed at pinpointing issues such as subsidence, damp, cracks, infestation and damage. The survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, is non-intrusive.

NB If you're a first time buyer, you might wish to click on What is a House Survey to find out more, including what happens during the inspection.

Do you need a RICS Building Survey for a new flat?

The RICS HomeBuyers Report is specifically designed to be an ideal home buyers survey for flats and bungalows and smaller, more modern properties in general.

Your RICS surveyor checks all areas that are accessible within the property for the report, notes any suspicions of property defects such as subsidence and damp and will give a general review of the construction and condition of the property.

The report also gives you a market valuation and reinstatement cost.

A RICS Building Survey is more suited to older properties, larger properties and/or those which have been extended and those made of non-standard construction materials.
