Top tips for a Leyton Home Buyers Survey

Leyton has roads of Victorian terrace houses and purpose-built flats, as well as some Thirties houses and council estates. The Clementina estate — in the roads between Lea Bridge Road and Clementina Road — has Victorian purpose-built flats built by the renowned builder Warner.

There are shared ownership developments in the area such as some of the flats in The Exchange in Leyton High Road (roughly 1/3 of this development was reserved for affordable homes.

Properties in Leyton which are built close to the River Lea and the Dagenham Brook are subject to flood warnings and alerts from time to time.

If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details).
According to the UK Government's Public Health England, some areas of Leyton, including streets such as Dunedin Road and Lyttelton Road, are in a raised radon area, with properties built there having a higher probability than average of experiencing ground Radon emissions.

The raised Radon area has a maximum radon potential of 1 – 3% (the percentage is the chance of a property being built where Radon emissions might measure above the action level).

If you are concerned that a property you are buying is in an area of raised Radon, please click to visit Public Health England's UK Radon Map. Click also to find out more about Radon, Radon property searches and much more.
Properties sometimes have issues with ground stability in certain locations in Leyton.

In a recent environmental search, taken out for a property in Albert Road, the report noted that there was a moderate potential for natural ground instability within 50m of the property.

This should not be taken to mean that the property in question actually suffered/suffers from subsidence however as "active subsidence will be dependent on local conditions, such as the proximity of trees or areas where trees have been removed, which require an inspection of the site to identify the nature of the ground on which the property is built."

London.pngGreater London is an area which contains London, the capital of the United Kingdom (which itself centres on the Cities of London and Westminster) and a number of surrounding boroughs which are administered as London boroughs and which are the overall executive responsibility of the Mayor of London. It contains a large number of constituencies, each represented by an MP and it should be noted that these are not the same as nor even always continguous with the borders of the boroughs.

Many parts of Greater London were originally administered by the counties which surround London and these counties are often called the home counties. Enfield, for example, used to be classed as being part of Middlesex, but is now near the northern border of Greater London. Greater London's borders often coincide with a zone of 'green belt': areas where it has been decided that open spaces, parks, forests and wildlife reserves should act as a buffer against urban sprawl. London has numerous landmarks, anything from Big Ben and the Houses of Parliament to Karl Marx's grave in Highgate Cemetery.

Greater London contains more than 9 million inhabitants, a number growing daily, and as this is approximately 1/7 of the population of the UK, it can be seen that Greater Londoners have a large influence on the rest of the country politically and this is enhanced by the concentration of skilled workers gravitating towards the capital.

I’m buying a new build property, what survey do I need?

If you are purchasing a new build property in Leyton you will need to have a snagging survey carried out by a RICS surveyor. This is an independent inspection looking specifically for faults in new build properties such as sealant in showers, cracked tiles and many other areas.

A snagging survey is designed to find out if there are any immediate problems with your new-build home. The surveyor will provide a report to the buyer with a listing of the areas within the new property whereby sub-standard workmanship exists and good practice has not been used and poor finishing’s are evident.

The snagging report can be provided to the developer and you can negotiate to get the works completed prior or after you complete your purchase - who is going to repair the snags should however be agreed prior to completion.
