Top tips for a Morden Home Buyers Survey

Morden has a small number of properties which predate the 19th century, such as an ex-coaching inn built in the 17th century, but the vast majority of properties were built in the 20th century, from 1926, when Morden Underground Station was opened.

The council built the St Helier Estate in the 1930s and it still survives today: it is mainly composed of terrace blocks such as in Winchcombe Road and Hexham Road. (Green Lane has low-rise flat blocks).

There are plenty of new build developments, such as the low-rise flat blocks of Pilgrim Close and Hillcross Avenue.

Properties built in the vicinity of the River Wandle, such as in Wandle Road, are subject to flood warnings and alerts from time to time.

If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details).
Properties in some areas of Morden are built in designated smoke control areas.

A recent local authority search done for a dwelling in Stonecot Hill, Morden, SM3 9HU noted that the property was in such a smoke control area.

Under the terms of Section 20 of the Clean Air Act 1993, smoke emissions from all buildings are prohibited unless an exemption has been made by the Secretary of State under Section 21 of the Act.
Raised levels of noise pollution from roads in the Morden area are highest around the main roads London Road/A24 and Aberconway Road, affecting nearby streets such as Abbotsbury Road and Bardney Road.

Raised levels of noise pollution from railways centre around the railway line which passes through Morden South Station and affecting nearby streets such as Hillcross Avenue and Maycross Avenue.

SurreySurrey is located in the south east of England and is well known for its high property prices and leafy areas. Guildford is the county town, however Surrey County Council can be found just up the A3 in the neighbouring town Kingston Upon Thames. It was in Dorking in Surrey at the White Horse where Charles Dickens wrote much of his Pickwick Papers and apparently based many of the characters on local people

The University of Surrey can be found in Guildford, however Surrey also hosts the Royal Holloway University of London (Egham), University of Law & Kingston University. HG Wells, writer of War of the Worlds, lived at Horsell Common in Woking in Surrey when he wrote the book and this is where, in the book, the Martians first land on Earth.

Home Buyers Survey - What does it cover?

A Home Buyers Survey is a visual inspection of the grounds and the internal/external structure of the property and identifies defects such as cracks or damage to the structure of the property, subsidence, damp and infestations.

Some of these defects you may not even see or know what to look for which makes getting a Home Buyers Survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, if you are considering buying a property in Morden, incredibly important.

NB If you're a first time buyer, you might wish to click on What is a House Survey to find out more, including what happens during the inspection.

If the Home Buyers Survey shows up any such problems, our appointed surveyor will explain to you what you should do to get more in-depth information about the type and scope of the matter and what is required to fix it.

If you are worried about any defects that you think your property in Morden has, we strongly recommend you get a Home Buyers Survey as the cost of remedying the problem might grow to many thousands of pounds as time progresses.

You can find a local RICS surveyor by using the search at the bottom RHS of this page.

Does the Building Survey check the electrics and boiler?

The Building Survey is a defect report and will highlight any visual issues such as damp, subsidence and asbestos.

The surveyor will not carry out specialist inspections other than normal operation in everyday use, for example, switching lights on and off and turning the heating on and off.

If the surveyor feels that the electrics and boiler need further investigation then they will recommend that you get an electrician or engineer into the property to carry out an intrusive assessment.
