Home Buyer Survey - What does it cover?

A Home Buyers Survey is a visual inspection of the grounds and the internal/external structure of the property and identifies defects such as cracks or damage to the structure of the property, subsidence, damp and infestations.

Some of these defects you may not even see or know what to look for which makes getting a Home Buyers Survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, if you are considering buying a property in Southall, incredibly important.

NB If you're a first time buyer, you might wish to click on What is a House Survey to find out more, including what happens during the inspection.

If the Home Buyers Survey flags up any of these defects then our surveyor explains what you need to do to get further advice on how to investigate them and get It resolved.

If you are concerned about your property in Southall has subsidence, or any other defects then you MUST get a Home Buyers Survey as the costs for repairing the defects can run into thousands of pounds. If you can identify the defect before you purchase then you can get quotes for fixing it and either share the costs with the seller, or, in worst case examples, choose not to proceed.

You can find a local RICS surveyor by using the search at the bottom RHS of this page.

Home Buyer Survey tips for buying in Southall

Southall is a large suburb in West London bordered by the Grand Union Canal to its east. Its Manor House in The Green dates back to at least 1587. The Grand Union Canal, built around 1796, caused a commercial boom as did the arrival of the railway in 1839, which encouraged further industrial development.

There are Victorian grand-fronted properties on the Uxbridge Road and Victorian semi-detached houses and terraces off King Street and off the main roads but housing stock is predominantly municipal, built firstly in the interwar period and then in the 1950s to the 1970s, not least to replace stock destroyed in the war.

Most housing is 2-storey and semi-detached or terrace, but there are some medium-rise tower blocks.

There are new purpose built blocks in St Bernard's Gate and being built at Southall Waterside and some developments offer shared ownership.

Properties in Southall which are built in close proximity to the Grand Union Canal, including streets such as Bullsbrook Road and Springfield Road, are in an area which is subject to flood warnings and alerts from time to time.

If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details).

Overhead lines and phone masts can be contentious and may have a visual impact on the surrounding area.

A recent Environmental Search stated that a property in Osterley Gardens, Chevy Road, Southall, Middlesex, UB2 4UW, was within 250m of overhead power lines or mobile phone masts.

Raised levels of noise pollution from roads in the Southall area mainly centre around the main road – A4020 Uxbridge Road, impacting roads and streets such as Oakwood Avenue and Milford Road.
London.pngMiddlesex is a county located in south east of England, however many parts of Middlesex are now commonly known as part of Greater London, with small sections in neighbouring counties.

Strictly speaking Middlesex as a concept is only kept in existence by many people continuing to name it as a county on postal addresses and other contributors such as Middlesex County Cricket Club, whose home ground is at Lord's in St John's Wood, just outside Central London. It is still loved despite it not having any form of administrative function etc.

People hearing about Middlesex assume it was/is a large county because of the amount of Greater London territory (West and North London and Westminster, with the Thames as its southern boundary) which lies within its borders. It is actually the second smallest county in the UK. Middlesex was established in the Anglo-Saxon system from the territory of the Middle Saxons. The largely low-lying county's soil is dominated by clay in its north and alluvium on gravel in its south.

Middlesex contains locations as diverse as Teddington (where the tidal Thames normally finishes), Enfield, Notting Hill, Ickenham, Ealing (where the famous film studios which produced so much early film comedy still exists), Hampstead and Southall.

How long does the survey take?

The time necessary to carry out a survey is relative to each property. Naturally a 6 bed, old Victorian property will take longer to survey than a newly built 1 bed flat as there’s more ground to cover and more defects to look out for. A conservative estimate of around 2 hours can be used as a rough guideline, however the surveyor will spend as much time in the property as necessary in order to make sure all present defects are commented on.

The building surveyor must spend an appropriate amount of time at the property so that they can provide the complete scope of work set out by the RICS for the HomeBuyer Report and the Building Survey.

You can read the scope of work in a HomeBuyer Report here.
