A Home Buyer Survey - What does it cover?

A RICS Home Buyers Survey is a visual inspection of the grounds and the internal/external structure of the property and identifies defects such as cracks or damage to the structure of the property, subsidence, damp and infestations.

Some of these defects you may not even see or know what to look for which makes getting a Home Buyers Survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, incredibly important when you are considering buying a home in Tenby.

Subsidence Inspection

The surveyor will look for signs of subsidence during the structural survey within the property paying special attention to signs of cracking internally and to the external walls. As a rule, if you can fit the width of a 50p into a crack in a wall, it could be a sign of subsidence. Our surveyors will flag in their reports if they feel you need to instruct a structural engineer to review a crack further.

Damp Testing

There are numerous reasons why a property can be affected by damp. The Surveyor will take samples in the property using a damp meter and assess the condition of the property to provide a report on whether they feel the property is affected by damp. Further investigations maybe suggested including getting a damp and timber specialist.

Identify Infestations

Woodworm, mice, rats and ants are infestations that your don't want in your home. Your surveyor will look for visible signs of mouse droppings, damage to floor boards (when visible) and damage to wiring, carpets or skirting boards

Asbestos

Prior to its banned use, asbestos was a commonly used building material, particularly as part of cement products, floor tiles and roofing shingles. Asbestos was used for its durability and resistance to heat and is commonly found in artex ceilings, garage roofing and chimney stacks. Your surveyor will confirm if they suspect any materials in the property have asbestos and if so, suggest getting an asbestos surveyor to intrusively taking samples of the asbestos to confirm the type. A damp meter is used in a HomeBuyers Report Tenby survey and the readings included within the report.

Survey tips for properties in Tenby


In the Victorian and Georgian era, Tenby was known for being a health resort and centre for botanical and geological study. It was a place people could come to, in order to be refreshed and heal if you had a medical condition. As a result of the increase in population in this era, there are many Victorian and Georgian properties. There are many large, grand-looking properties still standing that were built in Edwardian times. There are flats available in Victorian style houses on South Beach Court.

There are many new build properties available on the harbour including those on Crackwell Street and Battery Road. Green Meadows Park is a new development in Tenby featuring 4-bedroom detached houses that are very spacious and perfect for families.

Dwellings in Tenby built close to The Marshes, for example along the Marsh Road and Lower Park Road, have been subject to flood alerts and warnings from time to time.

It is a largely rural county but is home to towns such as Haverfordwest, which is its county town, and Pembroke. By and large, Pembrokeshire is an English-speaking county, however many inhabitants of the county speak Welsh. There are more Welsh-speakers in the north of the county and fewer in the south.

There are no motorways in the county – the principal trunk roads are the A40 and the A477. Many towns in Pembrokeshire have local bus and train services. Some train services from the county have direct trains to Manchester Piccadilly.

Your surveyor will take photographs of your roof as part of your survey. These may form part of a Building Survey or may be referred to in a Homebuyer Report.

These photos are not aerial photos; they are normally taken from ground level and possibly from using a device which enables photos to be taken from an upper window.

The surveyor takes photos as part of their checking of the property for defects; they will inspect all accessible areas in order to do this, including the drains and the loft (if this is present and they can get to it).
